New Cottage-Style Rental Community Breaks Ground in Tomball as Houston’s Build-to-Rent Momentum Grows
The Tomball community is welcoming a new addition to its fast-growing rental housing market as HMF Americana breaks ground on a 25-acre horizontal multi-family development, bringing 278 new homes to the northwest Houston suburb.
This new community, located at the corner of Highway 249 Frontage Road and Brown Road, is part of HMF Americana’s Cottage Green line of build-to-rent (BTR) neighborhoods. Designed to blend the look and feel of homeownership with the flexibility of renting, the Tomball community joins the wave of purpose-built rental housing developments reshaping the suburban landscape across Greater Houston.
The groundbreaking follows the trajectory outlined in Houston's Rental Market Expands With New Inventory and Build-to-Rent Developments, a market overview published by My Neighborhood News in April 2025, which highlighted the Greater Houston Area's rising demand for single-family rentals and the growing number of professionally managed, suburban BTR communities. In that report, the Houston Association of Realtors (HAR) pointed to a healthy balance of supply and demand in the rental market, noting that new inventory—including in places like Tomball—is key to supporting Houston’s ongoing population growth and shifting homeownership trends.

“Houston’s rental market is in a good balance as the number of homes available for rent is keeping pace with the number of people looking,” said HAR Chair Shae Cottar earlier this year.
HMF Americana’s Tomball project is a prime example of this growth. Vertical construction is expected to begin before mid-November, with the development offering private yards, large front porches, and timeless architectural details—all situated within a gated community. Planned amenities include a resort-style pool and clubhouse, a dog park, multiple green pocket parks, a pickleball court, and a walkable internal main street designed to foster neighborly connection and community living.
Located just one exit north of Highway 2920, the community offers easy access to shopping, dining, and entertainment, making it an attractive choice for renters who want both suburban peace and city convenience.
Founded by Tim Crawford, HMF Americana focuses on horizontal multi-family developments—homes built side by side rather than stacked—bridging the gap between high-density apartment complexes and traditional single-family subdivisions. The Tomball development follows HMF Americana’s ongoing efforts in Baytown—where homes are already leasing—and Conroe, which is set to open in December 2025. These projects align with Houston’s broader expansion of single-family rental options, a trend driven by high mortgage rates and shifting lifestyle preferences.
According to HAR’s March 2025 report, single-family home rentals saw a 2.5% increase year-over-year, while new rental listings rose by 12.2%. At the same time, build-to-rent communities like Tricon Willow Creek and Amplify Tomball have emerged as prominent players in the area, offering renters the autonomy of a home with the convenience of professional management.
