Montgomery County Property Appraisers Conducting Neighborhood Inspections: How to Verify Their Identity

Caney Mills  /   North Houston
October 16 2026

Residents across Montgomery County may notice property appraisers visiting their neighborhoods as the Montgomery Central Appraisal District (MCAD) conducts exterior property inspections throughout the county.

In a notice posted on its official website, MCAD confirmed that its field appraisers are back in the community conducting inspections to help ensure properties are assessed accurately and fairly. The district encourages residents who have questions or want to verify an appraiser’s identity to contact its office directly.

For homeowners in Caney Mills and other communities throughout the county, the announcement is a helpful reminder that seeing someone inspecting properties does not necessarily mean something is wrong.

What Are Appraisers Looking For?

Property appraisals help establish the values used by local taxing entities when calculating property taxes. Exterior inspections can help appraisal districts maintain accurate property records by documenting visible characteristics and improvements.

MCAD’s announcement specifically identifies these visits as exterior property inspections. Tax assessors and appraisal district field appraisers cannot force their way into your home or enter gated areas without your permission. The announcement does not provide a neighborhood-by-neighborhood schedule or indicate that appraisers will need to enter residents’ homes.

How Can Homeowners Verify an Appraiser?

Residents who notice someone inspecting their property and are uncertain whether that person represents MCAD can contact the appraisal district directly.

For peace of mind, homeowners can ask for identification and independently contact MCAD using its published phone number rather than relying solely on contact information provided by an unfamiliar visitor.

The district specifically invites residents to reach out with questions or to verify that an appraiser is legitimate.

Questions or Concerns? Contact MCAD Directly

Homeowners can contact the Montgomery Central Appraisal District using the following information:

These contact details are published by MCAD and the Texas Comptroller’s Office.

Caney Mills homeowners can also use MCAD’s online property search to review available appraisal information for their property.

While MCAD has not indicated that its field inspection announcement is connected to any particular scam, independently verifying an unfamiliar visitor’s identity is a sensible precaution.

Residents are encouraged to share the information with neighbors, particularly those who may be unfamiliar with the appraisal process or concerned about unexpected visitors near their homes.
