Mira on Springdale Delivers Affordable Homeownership in East Austin’s Govalle Neighborhood
A new kind of homeownership opportunity has arrived in East Austin’s Govalle neighborhood with the opening of Mira on Springdale, a 12-home townhome community blending modern design, affordability, and local collaboration. Located at 732 Springdale Road in District 3, Mira was created with a clear purpose: to meet the urgent need for family-friendly, attainable housing in one of Austin’s most rapidly changing neighborhoods.
Backed by a partnership between the Austin Housing Finance Corporation (AHFC), the City of Austin Housing Department, and socially driven developers and nonprofit organizations, Mira brings much-needed housing diversity to the area — including two four-bedroom homes reserved for families earning at or below 65% of the Median Family Income (MFI).
“This development expands homeownership options and advances equity in a meaningful way,” said Deletta Dean, Director of the Austin Housing Department. “Mira reflects the power of collaboration in addressing our community’s need for deeply affordable housing — especially for those seeking long-term stability and opportunity.”
Each of Mira’s three-story homes ranges from 1,742 to 2,147 square feet and features 2 to 4 bedrooms, up to 3.5 bathrooms, and design elements that support everyday living for families of all sizes. Floorplans include spacious kitchens, open-concept dining and living areas, flex space for home offices, and private fenced backyards. Modern finishes and ample natural light give each home a clean, comfortable, and functional feel.

Development was led by Aus/Bos Social Housing, a real estate firm focused on urban infill projects that prioritize affordability, density, and social impact. Based in Austin and Boston, Aus/Bos works to serve lower-income families, artists, and longtime residents who are increasingly priced out of growing urban neighborhoods.
“Mira was shaped by what the community told us they needed: homes that work for families of all sizes, including larger four-bedroom homes that are hard to find in Austin today,” said Anmol Mehra, Owner of Aus/Bos Social Housing. “Through collaborative development — combining public investment and thoughtful infill design — we’ve broadened access to homeownership and created family-sized homes that give families room to grow and stay rooted in Govalle.”
The project also benefited from the City’s S.M.A.R.T. Housing Program, which promotes housing that is Safe, Mixed-Income, Accessible, Reasonably Priced, and Transit-Oriented. A $240,000 loan from 2018 General Obligation Bonds helped fund the two deeply affordable homes.
Mira’s construction was managed by HomeBase, a nonprofit affiliate of Austin Habitat for Humanity. Originally founded in 2005 as the Austin Community Land Trust, HomeBase has become a vital connector in Central Texas for residents navigating the affordable homeownership process.

“Mira represents exactly the kind of thoughtful, community‑centered development our city needs — homes that are attainable, well‑designed, and built to support long‑term stability,” said Juana Palacios, Vice President and Broker at HomeBase Texas. “We’re thrilled to help families navigate the path to homeownership here and proud to be part of a project that expands opportunity in the Govalle neighborhood.”
Architectural design for Mira was led by Plural Office, an Austin-based firm known for creating smart, site-specific designs that fit seamlessly into the local urban landscape. Local builder Pecan Valley Homes carried out the construction, and the project gained letters of support from both the Govalle Neighborhood Association and Springdale General, underlining its alignment with community values and vision.
Aesthetically, Mira blends mid-century modern inspiration with contemporary sensibilities. Warm brick and vertical siding exteriors frame homes that are both inviting and distinctive. Inside, the color palette leans into earth tones and natural textures, creating a calming and timeless environment.
Mira is more than a housing project — it’s a reflection of what’s possible when public resources, nonprofit expertise, and private sector innovation work together. With its mix of affordability, family-friendly layouts, and neighborhood-driven design, it marks a hopeful step forward for inclusive housing in Austin.
