LV Collective's $106M Development, The Right Angle, to Bring 476 Apartments to East Austin

A significant new development is on the horizon for East Austin as The Right Angle, a five-story multifamily and mixed-use project, prepares to break ground at 2700 E. 5th Street. Set for completion in Fall 2028, the $106 million project from Austin-based developer LV Collective will add 476 residential units and a host of amenities to one of the city’s most rapidly evolving neighborhoods.

The project—slated to begin construction in June 2026—reflects both East Austin’s creative spirit and its ongoing urban transformation. Designed in partnership with Pappageorge Haymes and the Michael Hsu Office of Architecture, The Right Angle will offer a modern take on the live-work-play lifestyle with 640,962 square feet of thoughtfully programmed space, including wellness-focused amenities, co-working areas, retail offerings, and social gathering spots.

A New Chapter for 5th Street

The Right Angle’s East Austin location places it at the intersection of old and new, where long-standing community roots meet new development energy. At street level, the project promises to activate the block with Daydreamer Café and a restaurant concept, fostering community engagement and walkability in the area. Residents will have access to a curated lifestyle, with amenities spanning from a rooftop pool and outdoor dining spaces to zen dens, cold plunges, and a fully outfitted fitness center.

Inside, the design emphasizes functionality with open-concept studio, one-, and two-bedroom apartments, as well as select live/work homes. All residences feature natural lighting and warm finishes aimed at creating a welcoming, timeless aesthetic. In a nod to inclusivity, 10 percent of the units are reserved for affordable housing—an increasingly vital element in Austin’s escalating housing market.

Building for the Future

Beyond just another high-end apartment complex, The Right Angle aspires to be a vertical neighborhood—a self-contained environment where people can live, work, connect, and unwind without leaving home. Coworking spaces, conference rooms, lounges, and dog-friendly amenities cater to today’s mobile and community-minded workforce.

With a six-story parking garage integrated into the design, residents will enjoy direct access to their floors—a convenience not always common in denser urban developments. The parking structure also helps reduce surface-level congestion, which has become a growing concern in East Austin’s increasingly walkable corridors.

LV Collective’s Expanding Footprint in Austin

For LV Collective, The Right Angle is the latest in a string of ambitious projects across Austin. Just last month, the company celebrated the delivery of Paseo on Rainey Street—a 48-story tower offering 498 rental residences, boutique hotel accommodations, and a mix of wellness, coworking, and dining options. Paseo's ground-floor café and 12th-floor Mediterranean restaurant have already drawn local buzz, while the rooftop pool deck and in-house fitness and spa amenities are redefining urban luxury in Austin’s downtown corridor.

With more than $6 billion in developed and planned projects nationwide, LV Collective continues to shape experiential real estate in Texas and beyond. Their presence in Austin alone includes thousands of student and multifamily beds, and a growing reputation for combining thoughtful design with community-centered spaces.

What This Means for East Austin

As Austin continues to grapple with affordability, density, and growth, The Right Angle underscores the challenges and opportunities that come with large-scale development. While some community members express concerns about overdevelopment and gentrification, others see potential in projects that attempt to balance affordability, design, and quality of life.
