Long-Anticipated Pappasito’s Cantina Project in Katy Moves Forward at Former Uncle Julio’s Location
For Katy residents who have been wondering what is happening with the former Uncle Julio’s restaurant along Interstate 10, a long-awaited project is finally showing signs of progress. Houston-based Pappasito’s Cantina is moving forward with plans for the property at 20526 Katy Freeway, bringing one of the region’s best-known Tex-Mex restaurant brands to a location that has generated considerable interest since its future first came into question.
The project has been highly anticipated, but details about the restaurant's transformation have remained largely out of the public eye. Now, a newly filed construction project provides another piece of the puzzle, outlining plans for an addition to the existing restaurant building and a construction timeline extending into summer 2027.
For families in Katy and surrounding west Houston communities, the prospect of a new Pappasito’s means more than another restaurant along the busy Katy Freeway corridor. The brand has been part of Houston's dining traditions for more than four decades, and its arrival would give local residents another place to enjoy the fajitas, margaritas and family celebrations that have made Pappasito’s a household name across the region.
New Construction Details Emerge for Pappasito’s Cantina in Katy
According to a construction filing with the Texas Department of Licensing and Regulation, the project calls for a 1,357-square-foot kitchen storage addition to the existing, currently unoccupied restaurant building at 20526 Katy Freeway in Harris County.
The estimated construction cost is $508,000, with work scheduled to begin February 1, 2027, and conclude August 1, 2027. The filing identifies the project as an addition to an existing building rather than new construction.
While the filing offers a clearer picture of one component of the restaurant's development, it does not establish a grand opening date or provide a complete account of all renovations that may be planned for the property.
The latest information is particularly noteworthy because the project has remained relatively quiet despite considerable local interest. For residents who regularly drive past the former Uncle Julio’s building, the newly disclosed construction schedule is a welcome indication that plans are continuing to move forward.
From Uncle Julio’s to Pappasito’s: A Project Katy Residents Have Been Watching
The restaurant's future first became public in January 2025, when Pappas Restaurants confirmed plans to open a Pappasito’s Cantina at the former Uncle Julio’s location, as reported by Chron. At the time, construction was expected to begin in fall 2025, and the proposed restaurant was described as the company's westernmost Pappasito’s location in the Greater Houston area.
Since that announcement, however, information about the project's progress has been limited. The extended timeline has left some residents wondering when the restaurant would finally become a reality. In a September 2026 discussion on the Katy Reddit community, residents were still asking whether the project was moving forward after more than a year without substantial visible changes to the property.
Previously home to Uncle Julio’s, which appears to have closed in late 2023, the Katy Freeway property has been awaiting its next chapter. Plans to bring Pappasito’s Cantina to the location were first announced in January 2025, but details about the highly anticipated project have remained limited.
Uncle Julio’s was known for its fajitas, enchiladas, margaritas and tableside Chocolate Piñata dessert. For residents who previously celebrated birthdays, enjoyed family dinners or met friends at the restaurant, Pappasito’s would bring a different Houston-based Tex-Mex experience to a familiar setting.
Previously reported plans for the new restaurant included an expanded dining area, outdoor patio seating, a full-service U-shaped bar and two private banquet rooms. These amenities would allow the location to accommodate larger gatherings alongside traditional restaurant service, although the latest construction filing specifically addresses the kitchen storage addition rather than the entire restaurant renovation.
What Makes Pappasito’s Cantina a Houston Favorite?
Pappasito’s Cantina has been part of Houston's restaurant scene since November 1983, when its first location opened near Richmond Avenue and Hillcroft. The concept was developed by the Pappas family, whose restaurant history extends back to the late 1800s, when H.D. Pappas immigrated from Greece and began building a career in the hospitality industry.
Today, the Houston-based Pappas Restaurants family operates several recognizable concepts, including Pappadeaux Seafood Kitchen, Pappas Bar-B-Q, Pappas Bros. Steakhouse and Pappas Seafood House. Pappasito’s has become one of its most recognizable names, with restaurants across Texas and in the Atlanta area.
The menu is rooted in classic Tex-Mex cuisine, particularly mesquite-grilled fajitas. Beef fajitas are prepared using outside skirt steak, while the restaurant's tortillas are made in-house, salsa is roasted daily and margaritas are prepared with fresh-squeezed lime juice.
Other menu favorites include chicken and beef enchiladas, tacos, quesadillas, tamales, grilled shrimp, guacamole and queso. Combination platters offer customers a chance to enjoy several traditional Tex-Mex dishes in one meal, while the restaurant's margaritas have developed a following of their own.
Pappasito’s also places considerable emphasis on the dining experience, something that has helped make the restaurant a popular choice for celebrations and family gatherings. For many longtime Houston residents, the brand brings back memories of special dinners, shared appetizers and the unmistakable sound of fajitas arriving at the table.
Where Are the Closest Pappasito’s Cantina Locations to Katy?
The new restaurant would be especially convenient for residents of Katy, Cinco Ranch, Nottingham Country, Memorial Parkway, Green Trails and other neighborhoods along the western Katy Freeway corridor.
One of the closest existing locations is at 10409 Katy Freeway in the Memorial area, requiring Katy residents farther west to travel toward Houston for their Pappasito’s favorites.
Other Greater Houston locations serve communities including Sugar Land, Spring, Humble, Webster and Shenandoah, along with several areas closer to central Houston. Beyond the Houston region, Pappasito’s also operates in markets such as Austin, San Antonio, Dallas-Fort Worth and metropolitan Atlanta.
The Katy restaurant would extend the brand's reach into a part of the Houston metropolitan area that has continued to attract restaurant investment as residential neighborhoods and commercial developments expand westward.
When Will Pappasito’s Cantina Open in Katy?
For now, an official opening date remains one of the biggest unanswered questions surrounding the project.
The latest construction filing lists August 1, 2027, as the anticipated completion date for the kitchen storage addition. However, that date does not necessarily indicate when the restaurant will begin welcoming customers.
Construction schedules can change, and additional interior work, inspections, staffing and operational preparations may be necessary before the restaurant opens.
Still, after a lengthy period with few public updates, the new filing provides residents with something more concrete to follow. The project that was first announced in early 2025 now has another documented phase of construction scheduled for 2027.
For Katy families who have been watching the former Uncle Julio’s property and wondering when Pappasito’s would arrive, the latest development offers renewed reason to keep an eye on the building. Whether it becomes a favorite spot for Friday night fajitas, family birthdays or a casual dinner close to home, the long-awaited restaurant would add another familiar Houston dining name to Katy's growing restaurant scene.
