Grand Parkway NW Industrial Park Planned Along Boudreaux Road Near Tomball as Northwest Harris County Growth Continues
As residential growth continues to reshape the Tomball and northwest Harris County area, another large-scale commercial project is preparing to take shape near Grand Parkway and Boudreaux Road. Plans filed with the state show a new development called Grand Parkway NW Industrial Park is moving forward near the recently completed Willow Creek Business Park.
The project reflects the continued expansion of the industrial and business corridor surrounding SH 99, where developers are increasingly targeting locations with quick access to Grand Parkway, Highway 249 and US 290. For nearby communities, the development represents another sign of the area’s economic growth and rising demand for flex industrial, warehouse and office space close to rapidly expanding residential neighborhoods.
According to state permit filings, Grand Parkway NW Industrial Park will include 15 separate office and warehouse shell buildings totaling more than 430,000 square feet along Boudreaux Road in Tomball, representing an estimated combined investment of more than $32.2 million. Construction is expected to begin June 15, 2026, with projected completion dates extending into June 2027.
New Office and Warehouse Buildings Planned Near Grand Parkway
The privately funded development is planned on private land adjacent to Willow Creek Business Park, a recently completed 40.1-acre business development at Highway 99 and Telge Road that includes 13 buildings totaling more than 607,000 square feet.
The new Grand Parkway NW Industrial Park development appears poised to further expand the area’s role as a growing employment and logistics hub in northwest Harris County.
Filed plans show the project will include buildings ranging in size from approximately 12,500 square feet to 55,500 square feet. The largest planned structure, Building 1 at 15592 Boudreaux Road, is slated to include 55,500 square feet of future office and warehouse space with an estimated construction cost of more than $4.1 million.
Other planned buildings include:
- 48,000-square-foot Building 15
- 36,000-square-foot Building 14
- 33,000-square-foot Building 13
- Multiple mid-sized warehouse and flex office buildings ranging from 15,000 to 30,000 square feet
All buildings are described in filings as sprinklered shell structures intended for future office and warehouse use.
Industrial Growth Continues Across the Tomball Area
The project is being developed by Adkisson Group Development, a Houston-area industrial real estate development and investment firm specializing in industrial parks, warehouse developments and commercial real estate projects across Greater Houston.
According to the company, Adkisson Group develops projects ranging from 10-acre sites to 250-acre developments and buildings from 6,000 square feet to more than 455,000 square feet. The firm says its focus includes delivering industrial and commercial real estate solutions for private, institutional and corporate clients throughout the Houston region.
The new Tomball-area project comes as industrial development activity continues accelerating along the Grand Parkway corridor, particularly in northwest Harris County and southern Montgomery County where population growth, transportation access and available land continue attracting investment.
For residents living near Tomball, Cypress and the SH 99 corridor, projects like Grand Parkway NW Industrial Park often bring a mix of impacts and opportunities. Industrial developments can contribute to local job creation, increased commercial tax base growth and expanded business services, while also increasing traffic activity and ongoing infrastructure demand in rapidly developing areas.
What Residents Near Boudreaux Road Can Expect
Based on current filings, the development will primarily consist of speculative office and warehouse shell buildings, meaning future tenants have not yet been announced. Projects of this type commonly attract distribution companies, light industrial users, contractors, logistics operations and regional office-warehouse businesses.
Because the site sits near Grand Parkway, Telge Road and major regional transportation corridors, the location is positioned to serve businesses needing efficient access throughout the Houston metro area.
Construction activity along Boudreaux Road is expected to increase once work begins next summer. Residents and commuters in the area may eventually see additional truck traffic, utility work and roadway activity associated with the project as development progresses.
At this stage, no public announcements regarding future tenants or leasing plans have been released.
The continued buildout of business parks near Tomball highlights how northwest Harris County is evolving beyond primarily residential growth into a more balanced mix of housing, employment centers and commercial investment.
