Grand Central Park in Conroe Enters Final Phase with Release of Last 250 Homesites

Grand Central Park, the 2,000-acre master-planned community developed by Johnson Development Corp., is entering its final phase of construction with the release of its last 250 homesites. This marks a significant milestone for the Conroe development, which has steadily evolved over the past decade from former Boy Scout campgrounds into a thriving residential area known for its natural surroundings and proximity to local amenities.

In December, 159 of the final homesites were delivered to builders including David Weekley Homes, Drees Custom Homes, Highland Homes, Perry Homes, and Westin Homes. The remaining lots vary in size, from 45 to 60 feet wide, allowing for a range of home designs. According to developers, the final homes are anticipated to sell out by late 2027.

Since its inception in 2013, Grand Central Park has emphasized the preservation of green space, keeping approximately 1,200 acres in its natural state. This includes access to miles of trails, forested areas, and several lakes, most notably the 88-acre Grand Lake. The Lake House, a community amenity overlooking one of the lakes, offers residents access to a fitness room, pool, and gathering area.

The land itself carries deep roots in the Conroe area. Previously home to Camp Strake—a Boy Scout camp established in the 1940s with funding from oilman George Strake—the site was a long-standing destination for youth outdoor programs. Over time, as surrounding development increased, the Sam Houston Area Council sought a more remote location for the camp, leading to the land’s sale and eventual redevelopment.

Today, the community is home to over 4,000 residents. Located along I-45 and Loop 336, it is within reach of major employment hubs and is served by Conroe ISD schools, including Wilkinson Elementary and Conroe High School. Retail and dining options are anchored by the 336 Marketplace and City Central, which includes the Sam Houston State University College of Osteopathic Medicine and the Hyatt Regency Conroe Hotel & Convention Center.

As Grand Central Park begins its final chapter, the remaining homesites represent one of the last chances for prospective residents to be part of a community shaped by both natural features and urban growth. Interested homebuyers can learn more at the community’s visitor center, The Finding Place, located on Grand Central Parkway.
