As commercial development continues to accelerate along the Grand Parkway corridor, plans are moving forward for a major expansion at The Grand at Formation Park in Spring. The project includes five new industrial buildings totaling more than 623,000 square feet, further strengthening one of the region's fastest-growing employment and business corridors.
According to recently filed permits, the development is planned at 2009 N. Grand Parkway West in Spring, with construction expected to begin in October 2026 and wrap up by December 2027. Once complete, the project will add significant new industrial and flex commercial space to meet the increasing demand from businesses seeking locations with convenient access to the Houston region's major transportation network.
The Grand at Formation Park Expansion
The expansion consists of five new speculative "cold dark shell" industrial buildings, allowing future tenants to customize interiors based on their operational needs. Each building includes associated site improvements and represents an estimated construction investment of approximately $7 million, for a combined estimated investment of $35 million.
The planned buildings include:
- Building 1: 93,475 square feet
- Building 2: 119,995 square feet
- Building 3: 124,687 square feet
- Building 4: 153,327 square feet
- Building 5: 131,967 square feet
Together, the five buildings will provide approximately 623,451 square feet of new industrial and commercial space.

According to the company, its portfolio includes approximately 5.5 million square feet of development across 36 buildings, with an emphasis on Class A urban business parks designed to support long-term economic growth and evolving business needs.

Project Design
Architectural design for the expansion is being led by Goree Architects, a Houston-based architecture and design firm founded in 1963. If construction proceeds according to the current schedule, work is expected to begin in October 2026, with the multi-building expansion reaching completion by December 2027.
