NEWS FROM THE BOARD
COMMUNITY INFORMATION
The Falcon Point East (“FPE”) subdivision consists of the 613 lots located in the Arbor, the Grove, the Landing and the Meadows. Owners of these lots are members of the FPE Homeowners Association, Inc. (the “Association”). The Association is managed by Spectrum Association Management, LP (“Spectrum”). Policies are set by a five member Board of Directors (the “Board”). The Board is elected by the members of the Association at the Annual Meeting held in November of each year.

ANNUAL DUES
The 2022 dues will increase from $800 to $920.
COMMUNITY POOL
The pool is open every day, from 8 AM to 8 PM. If you need pool access, please contact Spectrum Association Management, LP.
NON-COMPLIANCE
Twice a month, Kathryn Crow with Spectrum Association Management, LP will drive throughout the community to document non-compliance matters and will mail/email letters to the homeowner.

Forgetting to cut, weed and edge your grass on a regular basis:
- Frequency of maintenance depends on the weather, rate of growth, weeds, etc.; however, the maintenance must occur often enough to ensure the lawn is maintained to the community wide standard.
- Forgetting to put up your trash can at the end of a trash collection day:
- Please put your trashcan and recycle bin away and out of public view. Leaving your can by the front of the garage door or on the side of the home warrants a letter from Mgmt. Co.
- If you have a lack of storage space within your garage, an alternate solution might be to purchase an enclosure for the side of your yard, which hides the trash can from view.
- Not putting in a Home Improvement application before you make a modification to the exterior of your home.
STREET GUTTERS AND DRAINS
Please keep the street area in front of your house clean, so that leaves, pine needles, grass clippings, dirt and liter will not accumulate in the gutters next to the curb. Accumulated debris will end up being washed into the drains causing them to back up and flood the streets. This also applies to lawn contractors that are blowing debris into the street instead of bagging them.

Power Outage in Your Home - Sign up for Power Alert Service (PAS) and receive a notification if you have a power outage lasting several minutes or more that cannot be resolved quickly by our smart grid technology. Also, get an estimated time for repairs and a notification when the problem has been resolved. (You will need your meter number to complete the form.)
- Street Light Outage - Before you call or go online be sure to have the pole number and street address. Your HOA Dues pay for the electricity which are incurred whether the bulbs are functioning or not.

Call 281-446-2030 for repairs, replacement and missed collection of trash.
- The trash collection contract is administered by Harris Fort Bend MUD #5, not the HOA.
- Trash is collected on both Monday & Thursday
- Recycling is only collected on Monday
- Bulk waste and oversized items are collected every Thursday
