Community Information

The Falcon Point East (“FPE”) subdivision consists of the 613 lots located in the Arbor, the Grove, the Landing and the Meadows. Owners of these lots are members of the FPE Homeowners Association, Inc. (the “Association”). The Association is managed by Spectrum Association Management, LP (“SpectrumAM”). Policies are set by a five member Board of Directors (the “Board”). The Board is elected by the members of the Association at the Annual Meeting held in November of each year.

Date: 4th Thursday of each Month at 6 PM
Location: Community Pool - Storage Room

ANNUAL DUES : The 2022 dues will increase from $800 to $920.

COMMUNITY POOL: The pool is open every day, from 8 AM to 8 PM. If you need pool access, please contact Spectrum Association Management, LP.

NON-COMPLIANCE: Twice a month, Kathryn Crow with Spectrum Association Management, LP will drive throughout the community to document non-compliance matters and will mail/email letters to the homeowner.

Some of the most common mistakes that homeowners/renters make are:

  • Forgetting to cut, weed and edge your grass on a regular basis
  • Frequency of maintenance depends on the weather, rate of growth, weeds, etc.; however, the maintenance must occur often enough to ensure the lawn is maintained to the community wide standard.
  • Forgetting to put up your trash can at the end of a trash collection day.
  • Please put your trashcan and recycle bin away and out of public view. Leaving your can by the front of the garage door or on the side of the home warrants a letter from ºMgmt. Co.
  • If you have a lack of storage space within your garage, an alternate solution might be to purchase an enclosure for the side of your yard, which hides the trash can from view.
  • Not putting in a Home Improvement application before you make a modification to the exterior of your home.

Street Gutters And Drains: Please keep the street area in front of your house clean, so that leaves, pine needles, grass clippings, dirt and liter will not accumulate in the gutters next to the curb. Accumulated debris will end up being washed into the drains causing them to back up and flood the streets. This also applies to lawn contractors that are blowing debris into the street instead of bagging them.

1. Whom do I contact if I see a community emergency after hours or on the weekend? - examples - the sprinklers are on for an extended period of time or the gate is not working.

2. How do I get a gate or pool access fob?
• login to your Spectrum account
• under amenities, select the appropriate tab for gate or pool access.

You will need proof of address, such as a utility bill, copy of lease or your driver license.

VOLUNTEERS: If you are interested in being a committee volunteer for any of the following groups, please send an email or call Tabitha Ross.

  • Pool (trash, furniture, bathroom check, etc.)
  • Park (equipment check, trash, kiddie mulch, gates, track, etc.)
  • Gate Safety Captain per section (re-set gates from bad storms and report other issues)
    Garden Club (for small projects and report broken sprinkler heads in common area)
  • Garage Sale
  • Community Event Member

If you haven’t done so already, please go to www.spectrumam.com to set up your resident account. All homeowners received a postcard from Spectrum in the mail with an access code for account setup. If you did not receive the postcard, please email or call Tabitha Ross. To obtain a gate or pool transmitter, send your request through Spectrum’s website. If you are a tenant and need to obtain pool or gate access you will need to contact Tabitha and provide your lease agreement. Account setup has several benefits including the following: seamless communication regarding FPE projects and news; pool tag & gate transmitter requests; resident access to account balances; resident access to ACC request forms & ACC approval status; important community documents, such as Covenants & ACC guidelines; as well as community events calendar and information. If you need assistance, please call Tabitha.

Event Coordinator: Jennifer Foster has kindly volunteered to be the Event Coordinator for Falcon Point East. Look for more information from her on Nextdoor and Facebook. Jennifer also created a Facebook Group for our neighborhood as another resource to keep up with current events and activities. The group name is: Falcon Point East Neighborhood

Speed Limit: The posted speed limit for the community is 25 mph.

Power Outage in Your Home - Sign up for Power Alert Service (PAS) and receive a notification if you have a power outage lasting several minutes or more that cannot be resolved quickly by our smart grid technology. Also, get an estimated time for repairs and a notification when the problem has been resolved. (You will need your meter number to complete the form.) • Street Light Outage - Before you call or go online be sure to have the pole number and street address. Your HOA Dues pay for the electricity which are incurred whether the bulbs are functioning or not.

Trash Service: Republic Services, Inc 

Call 281-446-2030 for repairs, replacement and missed collection of trash. • The trash collection contract is administered by Harris Fort Bend MUD #5, not the HOA. • Trash is collected on both Monday & Thursday • Recycling is only collected on Monday • Bulk waste and oversized items are collected every Thursday
