A new retail development is coming to Longenbaugh Road near Canyon Lakes West, marking another step in Cypress’s ongoing residential and commercial expansion.

Cypress Square Retail Center, a $6 million commercial project, is scheduled to break ground around early November 2025, at 19715 Longenbaugh Rd, Cypress, TX 77433. Once completed in August 2026, the development will feature three buildings totaling 41,925 square feet of retail shell space.

Led by Realty 1 Partners, the project will feature three buildings—measuring 14,440, 13,125, and 14,440 square feet—designed to accommodate future tenants in retail, dining, and personal services.

Commercial Growth Keeping Pace With Cypress Housing Demand

Located in ZIP code 77433—one of Greater Houston’s most active residential corridors—the Cypress Square project reflects a broader regional trend: commercial real estate growth is accelerating to keep pace with sustained residential development.

The timing of Cypress Square Retail Center aligns with continued population growth and strong housing activity in the 77433 ZIP code—one of the fastest-growing areas in Greater Houston. According to HAR data, the median home price in the area reached $432,500 in July 2025, with 246 closed transactions and an average of 39 days on market.

These figures reflect a housing market that remains active and resilient, even amid seasonal fluctuations. As new neighborhoods and multifamily projects expand across the Fry Road and Longenbaugh corridor, commercial developments like Cypress Square are emerging to meet the evolving demand for retail, dining, and essential services close to home.

Strategic Location, Community Access

Positioned just west of Barker Cypress Road near the Berry Center and the LSC-CyFair campus, the Cypress Square Retail Center site offers convenient access to thousands of households in a fast-growing section of Harris County.

The development’s location along Longenbaugh Road places it within minutes of several residential communities and key north-south routes, making it well-positioned for future tenant visibility and customer access.

As commercial leasing activity gets underway in the coming year, the center is expected to attract a blend of retail, dining, and service-oriented businesses, aligning with similar retail centers constructed in high-growth suburban corridors across the Houston area.

What’s Next

Site work is expected to begin in late fall, followed by vertical construction in early 2026. No tenants have been announced to date, but further updates on leasing and occupancy are expected as the project progresses toward its planned completion in August 2026.

For now, Cypress Square Retail Center is the latest in a line of developments reflecting the continued transformation of the Cypress area into a self-sustaining, multi-use suburban hub—one that continues to grow in step with the community it serves.
