A WORD FROM THE BOARD

HOPE/LOVE/PEACE

We HOPE everyone shares their LOVE to all on Valentines Day. LOVE is a free gift that we can give and share with all our family, friends and neighbors.

We pray that year 2022 will bring us PEACE and unity among our Nation and our People. That it will reunite us as it is meant to be as one.

We pray and HOPE that we can continue to overcome the pandemic of Covid along with all other new variances it brings.

We HOPE for PEACE, comfort, good health and joy to all!

A SPECIAL THANK YOU

A special “THANK YOU” for all those homeowners who paid their assessments early or by January 1st or have made the necessary arrangements to pay. With monies coming in we are able to allocate and plan our budget for the year. You show responsibility, respect and care for your community and for your own personal property. Please remember that assessments will be past due and delinquent after February 1st.

A special THANK YOU to our Pool Committee who consists of 1 volunteer besides the 3 Board Members. This has been the same committee for over 5 years. We need volunteers to continue with our pool detail when it opens. If you want to volunteer in May when we plan to open the pool, please contact Chapparal Management. You need to become active in your community!

CHRISTMAS DECORATING CONTEST

Congratulations to our first, second and third place winners for this year’s contest. There were so many homes with beautiful decorations throughout the neighborhood! Everyone is a winner!

1st Place: 15419 Clear Valley

2nd Place: 7202 Bristol Ridge

3rd Place: 7434 Hollow Ridge

Remember that all decorations must be down by February 1st, which includes tree or roof lights as well as all lawn decorations.

NEW HOMEOWNERS

For all new homeowners, WELCOME! The monthly newsletter has all phone numbers you may need as well as information and news throughout the Villages of Copperfield. We urge you to read all your deed restrictions which you should have received a copy at closing; however, you may also obtain them online through portal.scsmgmt.com (as mentioned below) or call Chapparal Management for any questions you may have.

OTHER ISSUES AND NEWS

ASSESSMENTS
Again a special “THANK YOU” for all those homeowners who paid their assessments early or by January 1st or have made the necessary arrangements to pay. The only big expenses we incurred were related to the February ice storm. We lost most of our plants, shrubs, busted pipes in the sprinkler system and in our bathrooms. As a result we are remodeling our bathrooms and repainting our pavilion.

The Board did not raise assessments for the 2021/22 fiscal year because we were able to stay within our budget and the continued support of our responsible homeowners . We were able to collect 90% or more of our assessments in 2021! We have not had an increase since 2017. Again, keep in mind that all services keep going up every year especially now with the inflation and rising costs of materials and labor. Again we have been able to maintain our budget due to our responsible homeowners.

POOL AND PARKS
Again we must remind everyone that cameras will pick up any illegal activity at all times in the pool/park area.

Hopefully, we can open the pool and parks in May. We will need pool volunteers to close the pool during that time. So please keep this in mind. Without volunteers we may not be able to manage the pool. Right now the 3 Board Members take care of the pool with the help of 2 other volunteers. Contact Chapparal Management if you want to be a volunteer.

POOL TRESPASSING: Jumping over the fence when the pool is closed is trespassing and illegal.

IF YOU SEE SOMETHING SUSPICIOUS CALL AND REPORT IT! Program your phone for the non-emergency phone number to the Sheriff’s department (713-221-6000 #6) or crimes in progress dial 911. You do not have to give out your name.

PARK AND PLAYGROUND
Report any loitering or suspicious activity you see. No one should be in the park after hours or in the early hours of the morning.

ILLEGAL PARKING: No parking in the Pool/Park area is allowed after 9 PM. We will begin towing any vehicle seen after hours at the owners’ expense. It does not matter if you are a homeowner or a guest visiting the homeowner. It is illegal and considered trespassing. If you notice a suspicious car or cars parked after hours, contact the non emergency sheriff department so a deputy can be dispatched.

If you suspect illegal activity, trespassing, suspicious activity or illegal parking after hours call the police right away at 713-221-6000 prompt 6. You do not have to give out your name only the pool/parks address, which is 7410 Field Ridge.

DOG LEASH LAW
We are still receiving many complaints that dogs are running loose in the neighborhood. If this is the case, call animal control! If you are walking your dogs, keep them on a leash at ALL times. This is a deed restriction and also against Harris County Leash Law. Be considerate of others. Many children are afraid of animals and also people in the neighborhood do not appreciate dogs running around loose in their yards using it for doggie stations. Use the green belt area.

CRIME WATCH
Report any suspicious behavior. Report it to the Harris County Sheriff’s dispatcher. You do not have to leave a name or number. Call 713-221-6000 #6. AVOID thieves or break ins by making sure you lock your cars, doors and back yard gate entries at all times. Do not give them a reason to break in to steal! Most incidents are brought on upon ourselves!

CRIMES IN PROGRESS >> CALL 911 NON-EMERGENCY: 713-221-6000 and prompt 6.

Report any strange activity you see by calling the Sheriff’s Department! Nothing is too small to report. You pay the Department to help keep our neighborhood safe; therefore, it is up to you to report any strange activity in your neighborhood!

DEED RESTRICTIONS VIOLATIONS
SCS follows a strict process of notification letters over a period of time and after all attempts fail to have the homeowner correct the violation(s) legal action may follow.

REMEMBER it is AGAINST our deed restrictions to have COMMERCIAL VEHICLES OR VANS, TRAILERS, BOATS or JET SKIS in the street, driveway or parked in the Cul de Sacs. You will be charged a fee if you have been cited before for the same offense or for repeated violations. This offense creates the inability for emergency vehicles’ access to respond to emergency calls at times and therefore considered a serious violation.

DO NOT PAINT HOME, WINDOW OR DOOR TRIMS AND GARAGE DOORS WITHOUT PRIOR APPROVAL. If it does not meet our ACC Specifications you will have to repaint. Avoid unnecessary time and money by getting prior approval to ANY changes being made to the outside of your property or home.

DO NOT DISREGARD DEED RESTRICTION LETTERS! Important that you read and act accordingly. If you think you received this in error, please contact Chaparral Management immediately. Repeated cites or non-compliance letters will automatically incur a fee against your account.

GO TO THE PORTAL TO OBTAIN A COPY OF DEED RESTRICTIONS.

ILLEGAL VEHICLE STREET PARKING
Vehicles must be parked legally on the roadway and facing the correct direction for the side of the road which it is parked on. Additionally the below applies:
  1. Must park within 18 inches of the curb with BOTH right side wheels, which means you CANNOT park FACE IN in a cul de sac. This is parking at an angle where prohibited.
  2. Must park no closer than 15 feet from a fire hydrant on either side of said hydrant.
  3. Must park no closer than 30 feet on the approach side of a stop sign at an intersection.
  4. Must not block any driveways with any part of the vehicle.
