To ensure compliance, the Champions Park HOA may issue violation notices when these restrictions are not followed. Below are answers to the most common questions residents have about receiving or reporting deed restriction violations.

What should I do if I receive a deed restriction notice in the mail?

It’s important to respond right away. Do not ignore the notice. Each violation notice includes contact details for the Deed Restrictions Director, who can work with you on resolution timelines, consider special circumstances, or help arrange assistance if needed. Prompt communication can prevent the issue from escalating and shows good faith in addressing the concern.

What if I think the notice was sent to me by mistake?

Occasional errors do happen. If you believe the violation notice does not apply to your property, contact the Deed Restrictions Director immediately to clarify the situation. Addressing potential mistakes early ensures they can be corrected without further action.

Does receiving a violation notice mean I am being fined?

No. Champions Park HOA does not issue fines for deed restriction violations. However, if the violation is not corrected and there is no communication from the homeowner, the HOA may pursue legal action as a last resort. If that occurs, the homeowner will be responsible for all associated legal fees, and a lien could be placed on the property if necessary.

Why did I get a letter instead of a phone call or visit?

All notices are sent in writing to provide a consistent communication experience for all residents. Written notices also create a documented record of when and how many notices were sent, which is necessary if legal action becomes required. Verbal conversations, including phone calls or home visits, can lead to misunderstandings or unrecorded disputes, which the HOA aims to avoid.

Can I report a violation without my neighbor knowing?

Yes. All deed restriction violation reports are completely confidential. Only the Director of Deed Restrictions is aware that a report has been submitted. The specifics of reports are not discussed at open board meetings, in order to respect the privacy of everyone involved.
