Century Communities Breaks Ground on 318-Acre Mirabella Development Near Katy

A major new residential development is taking shape just west of Katy, where national homebuilder Century Communities has broken ground on Mirabella, a 318-acre neighborhood slated to bring over 1,000 homes to Brookshire.

Situated along the I-10 corridor, the new development adds to the growing number of master-planned communities in the West Houston area. Builders and families alike have been turning their attention to Brookshire and surrounding rural areas in Waller County, drawn by lower land costs, proximity to Katy’s schools and shopping, and a slower pace of life.

According to Century Communities, Mirabella will offer a mix of one- and two-story single-family homes starting in the high $200,000s. Plans include up to 20 floor plans with options for 3–5 bedrooms, 2-bay garages, and modern features like smart home systems and covered patios. Homes will be zoned to the expanding Royal ISD school district.

Beyond housing, the community is expected to feature a number of shared spaces and outdoor amenities. Site plans show several community lakes, walking trails, a pool, a recreation pavilion, sports courts (including pickleball), dog parks, and designated fishing areas.

“This part of Waller County has seen steady residential interest,” said Tanya Rizzo, Century Communities’ Houston Division President. “Mirabella aims to offer a mix of affordability and outdoor living for families wanting access to both countryside and city.”

While developers highlight Mirabella’s easy access to Katy and the Greater Houston metro, the project also reflects broader growth patterns. Brookshire has become a focus for new construction as available land in neighboring Katy has become more limited—and more expensive. According to Waller County officials, dozens of residential and commercial projects have been proposed along the I-10 corridor in the last two years.

With homes expected to become available in the coming months, Mirabella joins a number of large-scale developments that are reshaping the landscape of West Houston. While some longtime residents have expressed concerns about traffic and infrastructure keeping pace, others see opportunity in the growth—particularly in terms of schools, retail, and recreational space.
