Burlington to Open in Former Joann Fabrics Location on N Fry Road in Katy
A familiar shopping spot on North Fry Road is getting a major refresh. Burlington, one of the nation’s leading off-price retail chains, is preparing to open a new store in the Stadium Center Shopping Center at 1219 N Fry Rd, Katy, TX 77449, filling the 34,081-square-foot space formerly occupied by Joann Fabrics.
According to recently filed permits, interior renovations for the new Burlington store are set to begin in mid-October 2025, with an estimated construction cost of $130,000. If all goes as scheduled, Katy-area shoppers can expect doors to open around mid-January 2026.
A New Chapter for a Shuttered Craft Store
The upcoming Burlington opening follows the nationwide closure of all Joann Fabrics locations in May 2025. After filing for bankruptcy and failing to secure a full buyer, Joann Fabrics—an iconic American fabric and craft chain—was forced to cease its brick-and-mortar operations. Its intellectual property, along with exclusive product lines like “Big Twist” yarns, was acquired by Michaels. Crafters who once frequented Joann can now find many similar items and familiar brands at Michaels stores, which have openly welcomed former Joann customers.
For longtime Katy shoppers, the reopening of this large retail space marks a promising shift for the busy Fry Road retail corridor—bringing new life and new offerings to a high-traffic center.

Founded in 1972 as Burlington Coat Factory, Burlington has grown into a major off-price department store with more than 1,000 locations nationwide.
