Boston Scientific Moves Forward With Penn Field Office Build-Out in Austin

Boston Scientific is preparing to establish a new office presence at Penn Field, a historic creative office campus along South Congress Avenue, with plans to renovate an existing building to accommodate its operational needs.

Permit filings show the company will undertake a $9 million interior renovation of an existing 28,355-square-foot office space at 3601 S. Congress Avenue, Building F.. Construction is expected to begin January 1, 2026, with completion targeted for May 31, 2026. The work is limited to an interior remodel, allowing the structure to be adapted for Boston Scientific’s use without altering the building’s footprint.

Preparing the Space for a New Tenant

The renovation is tied to Boston Scientific’s approximately 11-year lease for an entire 30,821-square-foot, one-story building at the Penn Field campus, according to an August 2025 announcement from Creative Media & Community Trust Corporation (CMCT), the property’s owner. Once finalized, the lease brought Penn Field to 93 percent occupancy, underscoring sustained interest in centrally located office environments.

The interior work is intended to tailor the space to Boston Scientific’s day-to-day operations, a common step when a new tenant moves into one of Penn Field’s repurposed industrial buildings. While specific interior design details have not been publicly released, projects of this scale typically involve updates to layouts, building systems, and collaborative work areas to align with company needs.

A Historic Campus With Modern Uses

Penn Field occupies roughly 16 acres in Austin’s “SoCo” Business District and spans about 228,000 square feet of office and mixed-use space. Originally developed in 1918 as a U.S. Army air base, the campus has evolved over the decades, retaining its early industrial character while being adapted for modern office users. Today, it is home to a mix of technology, media, entertainment, and professional services tenants.

Boston Scientific is a global medical technology company whose products support physicians treating cardiovascular, neurological, oncological, respiratory, digestive, and urological conditions. The company employs approximately 53,000 people worldwide, treats more than 44 million patients each year, and maintains commercial operations in 127 countries. In 2024, Boston Scientific reported $16.7 billion in net sales, invested about $1.6 billion in research and development, and launched nearly 100 new products. The move into Penn Field places the company within one of Austin’s established creative office hubs rather than a newly built corporate campus.

Local Context and What to Expect

Because the project focuses exclusively on interior renovations, nearby residents and businesses along South Congress are unlikely to see major exterior construction activity. Instead, the work represents a behind-the-scenes transition as a new tenant prepares the space for occupancy.

As Boston Scientific readies its Penn Field location ahead of a planned 2026 move-in, the project reflects how long-standing commercial properties in Austin continue to adapt for new uses and new employers.
