Boardwalk Square Apartments Open in Katy as Katy Boardwalk District Continues to Take Shape
Residents driving through the rapidly developing Katy Boardwalk area now have another visible sign of the district's continued growth. Boardwalk Square Apartments, a new 353-unit multifamily community at 125 Prairie Parkway, has officially opened, adding a mix of studio, one-, two-, and three-bedroom apartment homes just minutes from Katy Mills, Typhoon Texas, and the Katy Boardwalk waterfront district.
The four-story development marks the latest residential addition within the area surrounding the Katy Boardwalk, a mixed-use district centered around an approximately 80-acre lake that has become one of Katy's most closely watched development corridors. As new restaurants, entertainment venues, offices, hotels, and residential projects continue to take shape nearby, Boardwalk Square brings hundreds of new housing opportunities to a part of the city experiencing significant investment and activity.
Developed by Houston-based Sueba USA, Boardwalk Square is the company's third multifamily community in the Katy area, joining San Paseo and San Tierra, both located along nearby Partnership Way. Construction on the project began in April 2024 following a $40 million construction loan from Amegy Bank.
New Housing Options Near Katy Mills and Typhoon Texas
Boardwalk Square offers 20 floor plans ranging from studios to three-bedroom residences. Monthly rental rates currently range from approximately $1,370 to more than $3,000, depending on unit size and layout.
Inside the apartments, residents will find features that have become increasingly common in newer Katy developments, including quartz countertops, stainless steel appliances, wood-style flooring, solid wood cabinetry, high-efficiency front-load washers and dryers, and ceilings ranging from 9 to 12 feet depending on the floor plan.
Select homes include kitchen islands with conversational seating, wine racks, soaking tubs, walk-in showers with floor-to-ceiling tile surrounds, and private patios or balconies.
The opening comes as demand for housing continues to grow throughout the Katy area, particularly in locations that offer walkable access to dining, recreation, and employment centers.
Wellness-Focused Amenities Set the Property Apart
While the apartments themselves provide modern finishes and flexible layouts, many of the community's amenities are centered around fitness, wellness, and remote-work convenience.
Among the more distinctive features is a dedicated recovery room equipped with a cold plunge and sauna, amenities that remain relatively uncommon in traditional apartment communities. Residents also have access to a 24-hour CrossFit-inspired athletic club with interactive cardio equipment.
Outdoor amenities include a resort-style pool and courtyard, expansive lawn space, gas fire tables, open-air verandas, grilling stations, cabanas, and gathering areas designed for social events and community activities.
Additional features include:
- Gourmet coffee bar
- Resident lounge and social spaces
- Co-working lounge and private focus rooms
- Conference lounge
- Automated package lockers and cold storage
- Parking garage with electric vehicle charging capability
- Elevator access
- Pet spa
- Walking and biking trail access nearby
- Gated, app-enabled entry
- Planned resident events
- Smoke-free environment
The community is also pet-friendly, with dedicated amenities designed for residents' four-legged companions.
A Residential Addition Within the Katy Boardwalk Area
Boardwalk Square's opening represents another residential component within the broader Katy Boardwalk development area, which has steadily evolved into a destination for dining, recreation, hospitality, and entertainment.
Located near the intersection of Kingsland Boulevard and Katy Fort Bend Road, the district is anchored by its 80-acre lake and includes attractions such as Typhoon Texas Waterpark, Home2 Suites by Hilton, and a growing collection of restaurants, hospitality offerings, and commercial developments. Nearby entertainment destinations in Katy, including Katy Asian Town, Andretti Indoor Karting & Games and PopStroke, further contribute to the area's appeal as a regional destination.
Several additional projects remain under construction or in various stages of planning throughout the district, reflecting continued investment in the area as Katy's population and economic activity expand.
For residents seeking housing close to major employers, shopping, and entertainment, Boardwalk Square places tenants near Houston Methodist West Hospital, Academy Sports + Outdoors, BP America facilities, ConocoPhillips operations, Katy Mills, Katy Asian Town, and numerous other employment and retail destinations across the Katy and West Houston region.
What It Means for Katy
The opening of Boardwalk Square adds 353 new apartment homes to Katy's housing inventory at a time when the community continues to attract new residents, employers, and investment.
While the Katy Boardwalk district remains a work in progress, the addition of new residential communities like Boardwalk Square reflects the area's ongoing transition from a largely undeveloped tract into a mixed-use destination that combines housing, recreation, hospitality, dining, and employment opportunities in one location.
For Katy residents, it's another milestone in the continued evolution of one of the city's most active growth corridors.
