Austin's West Lynn corridor is poised for another significant investment as plans move forward for The Westlyn, a $70 million mixed-use development coming to the former Nau's Enfield Drug site that will combine luxury residences, neighborhood retail and adaptive re-use elements in one of the city's most established neighborhoods.

Scheduled to begin construction in mid-January 2027 with an anticipated completion in mid-January 2029, the project represents another example of Austin's continued urban infill development, where new housing and commercial opportunities are being integrated into existing neighborhoods rather than expanding outward. For nearby residents and businesses, the development reflects the ongoing demand for thoughtfully designed mixed-use spaces that allow people to live, shop and gather within walking distance.

A New Mixed-Use Destination Planned for Central Austin

Located at 1111 W Lynn StreetAustin, TX 78703, The Westlyn is planned as a 165,096-square-foot development featuring approximately 27 luxury residences, curated retail space and structured parking.

According to project information filed with the state, construction will include:

  • 102,878 square feet of multifamily residential space and resident amenities
  • 13,421 square feet of tenant finish-out space for retail or commercial uses
  • 48,797 square feet of structured parking
  • Total estimated project cost of $70 million

Designed by Miro Rivera Architects, the planned development embraces a luxury mixed-use concept while incorporating adaptive re-use principles, a design approach that seeks to integrate new construction with existing urban character whenever practical.

While construction is still more than a year away, the timeline provides residents, nearby businesses and stakeholders with an early look at one of the next major developments planned for Austin's West Lynn area.

Developed by a Longtime Austin Real Estate Company

The Westlyn is being developed by Zydeco Development, an Austin-based commercial real estate firm founded in 1993.

Over more than three decades, the privately held company has developed millions of square feet of commercial real estate throughout Central Texas, with a portfolio that includes master-planned business parks, mixed-use developments and community-focused projects.

According to the company, its name is inspired by the Louisiana-born Zydeco music genre, reflecting a collaborative culture rooted in creativity and entrepreneurship. Beyond real estate development, Zydeco says it has also invested time and resources into nonprofit initiatives throughout the Austin community.
