A new multifamily community is taking shape in Tomball as developers work to meet the growing demand for housing in one of the fastest-growing suburbs in the Houston area.

National multifamily developer Wood Partners recently broke ground on Alta Timberline, a 204-unit luxury apartment community planned near Hufsmith-Kohrville Road that is expected to welcome its first residents in May 2027. The development reflects ongoing residential growth across Northwest Harris County as more families and professionals seek housing options that balance access to Houston with the character and space of suburban living.

Located near Blackshear Elementary School and Lacey Road, Alta Timberline will sit at the edge of Houston’s expanding urban corridor and the wooded landscapes that have long defined Tomball’s identity.

Designed Around Tomball’s Natural Character

The name Timberline reflects the natural setting surrounding the development. The project sits among tall pines and wooded corridors that distinguish Tomball from denser inner-loop neighborhoods in Houston.

“This project reflects our commitment to delivering high-quality housing in locations that give residents direct access to community offerings, while also providing premium amenities and thoughtful design,” said Bart Barrett, managing director at Wood Partners. “Tomball continues to see strong demand from consumers who want quick access to Houston while still enjoying a more open, neighborhood-oriented environment. Working alongside the City, we're looking forward to delivering much-needed housing to the area.”

The development will include seven three-story residential buildings offering a range of floor plans designed to serve different household needs.

Residents will be able to choose from:

  • One-bedroom apartments
  • One-bedroom units with a study
  • Two-bedroom layouts
  • Three-bedroom apartments

Each residence will feature stainless steel appliances, granite countertops, custom cabinetry, designer wood-style plank flooring, walk-in closets and in-unit washers and dryers. Ground-floor homes will include private yards, while upper-floor residences will feature private balconies.

Resort-Style Amenities Planned for Residents

Alta Timberline will include a range of amenities commonly associated with modern multifamily living, creating shared spaces where residents can relax, work remotely, and connect with neighbors.

Planned amenities include:

  • Resort-style swimming pool
  • Clubhouse and social lounge
  • Fitness center
  • Business lounge and workspace areas
  • Coffee bar
  • Shaded outdoor kitchen with gas grills and seating
  • Two pickleball courts
  • Dog park and pet spa

The community design reflects a broader trend in the Houston multifamily market, where developers increasingly incorporate lifestyle-focused amenities that support both social interaction and remote work flexibility.

Infrastructure Improvements Planned Near the Development

In coordination with the City of Tomball, the project will also include improvements intended to enhance pedestrian access and traffic flow near the site.

Planned infrastructure enhancements include:

  • A new sidewalk connection along Lacey Road
  • A pedestrian access gate linking the community to the sidewalk near Blackshear Elementary School
  • A new median cut and turn lane on Hufsmith-Kohrville Road

These upgrades are designed to improve walkability, traffic movement and neighborhood connectivity in the surrounding area.

For families living nearby, the pedestrian connection may provide a safer route between the residential community and the elementary school area.

Meeting Housing Demand in Northwest Houston

The Tomball area has seen sustained population growth over the past decade as families and professionals move to Northwest Houston for its schools, employment access and community atmosphere. New housing developments such as Alta Timberline are part of the region’s ongoing effort to accommodate that growth.

Wood Partners, the developer behind the project, is one of the most active multifamily builders in the country. The company has participated in the development of more than 115,000 apartment homes nationwide, representing approximately $24 billion in combined capitalization.

Headquartered in Atlanta with offices in 17 major U.S. markets, Wood Partners currently owns more than 80 properties totaling roughly 25,000 homes and is consistently ranked among the five largest multifamily developers in the United States.

The firm has been particularly active in Texas, where it currently operates more than two dozen apartment communities across the state, reflecting continued demand for housing in fast-growing metro areas such as Houston, Dallas, Austin and San Antonio.

What Happens Next

Construction on Alta Timberline in Tomball is underway, with completion expected in spring 2027. As the project progresses, it will add new housing inventory and transportation improvements to a part of Northwest Harris County that continues to evolve as a residential hub.

For Tomball residents, the development represents another step in the area’s steady growth—balancing expanded housing opportunities with the wooded landscape and neighborhood feel that many families say drew them to the community in the first place.
