$45 Million La Cantera Student Housing Planned Within La Cantera Crossing Near UTSA
A major student housing development is moving forward within La Cantera Crossing, reinforcing the continued evolution of one of Northwest San Antonio’s most strategically located mixed-use destinations.
The La Cantera Student Housing project is planned at 15711 La Cantera Pkwy, San Antonio, TX 78256, within Bexar County, and will be located inside the La Cantera Crossing development, at the northwest corner of La Cantera Parkway and Loop 1604. Construction is expected to begin May 1, 2026, with completion targeted for June 1, 2028, according to project details.
The $45 million, privately funded development will consist of a new apartment community designed to serve students attending the University of Texas at San Antonio (UTSA), which sits directly across Loop 1604 from the site. Plans include residential units along with an attached club, leasing, and fitness facility totaling approximately 11,161 square feet, creating a self-contained living environment integrated into an established commercial setting.
The student housing project will be developed by Barshop & Oles Company, the same firm behind La Cantera Crossing, a planned 76,000-square-foot retail and mixed-use center positioned directly across from The Shops at La Cantera and adjacent to UTSA’s main entrance.
Concept Site Plan Details
Concept site plans show the La Cantera Student Housing development arranged in a compact, walkable layout within La Cantera Crossing, designed to integrate housing, amenities, and surrounding retail uses.
The student housing portion features four-story residential buildings organized around landscaped interior courtyards, including a central pool courtyard intended for resident recreation and gathering. A leasing, club, and fitness space on the first floor anchors the community and provides a central hub for daily activity.

Parking is primarily accommodated in a multi-level parking garage with approximately 4.5 levels, located along the northern edge of the site. The garage is internally connected to the residential buildings, allowing residents to move between parking, living spaces, and amenities without crossing major drive lanes.
Along La Cantera Parkway, the site plan includes separate retail pad buildings, maintaining the mixed-use character of La Cantera Crossing while keeping student housing areas distinct. Shared internal drives connect the residential and retail portions of the site.
Multiple access points from La Cantera Parkway, Loop 1604 frontage roads, and Westridge Private Drive are shown to help distribute traffic. Service areas and utilities are placed away from primary pedestrian and roadway views, supporting a cleaner streetscape.
Overall, the concept plan reflects a self-contained student housing community integrated into a larger mixed-use development, prioritizing access, functionality, and shared outdoor space while reinforcing the broader La Cantera Crossing vision.
Development Team and Surrounding Area
The developer’s portfolio spans nearly 3 million square feet of retail, office, industrial, and mixed-use projects across Central and South Texas, with a strong focus on high-growth corridors.
By locating the student housing community within La Cantera Crossing, the project places future residents within walking or short driving distance of retail, dining, entertainment, and services planned for the development, while also offering immediate access to Loop 1604 and La Cantera Parkway. La Cantera Crossing is designed as part of a broader master-planned mixed-use environment, positioned between UTSA, The Shops at La Cantera, and other major regional attractions and employers.

Architectural design for the project will be led by HEDK Architects, a national architecture firm specializing in multifamily and mixed-use developments. Founded in 1968, the firm has designed more than 2 million dwelling units across the United States and brings extensive experience in off-campus student housing, market-rate apartments, and mixed-use environments.
What Comes Next
The location places the new housing within one of San Antonio’s most heavily traveled and economically active areas. Traffic counts along Loop 1604 near La Cantera Parkway exceed 120,000 vehicles per day, and the surrounding trade area includes major employers, entertainment venues, resorts, and retail destinations that collectively serve students, residents, and visitors alike.
As UTSA enrollment continues to grow and demand for nearby housing remains strong, projects like La Cantera Student Housing reflect a broader trend toward integrated, walkable student living that connects housing with retail, dining, and daily services. The project also aligns with the long-term vision for La Cantera Crossing as a destination that blends residential, commercial, and lifestyle uses in a single, cohesive setting.
The development remains in the pre-construction phase, and plans may continue to evolve as permitting and design advance. Residents, UTSA families, and nearby communities are encouraged to stay tuned with My Neighborhood News for future updates as the project moves closer to breaking ground.
