Work is beginning to take shape for Grand Magnolia, a large new master-planned community in Magnolia, Texas that is expected to bring thousands of new homes, resort-style amenities, and expanded recreational spaces to the area.
Recent permit filings for landscape and infrastructure improvements within multiple sections of Grand Magnoliaindicate that early development activity is moving forward. For residents and prospective homebuyers watching Magnolia’s growth, the progress marks another step toward a community designed to combine suburban convenience with resort-style living.
Located along FM 1488 just west of Highway 249, Grand Magnolia is positioned in a fast-growing corridor that connects Magnolia with nearby destinations including The Woodlands, Lake Conroe, and the broader northwest Houston region.
New Landscape and Infrastructure Improvements Filed for Grand Magnolia
Two recent permit filings outline early site development and landscaping work within the community.
The first project, Grand Magnolia Section 1 and Birch Arbor Drive Landscape Improvements, began construction in late February 2026 and is expected to continue through July 2026. The approximately $1.28 million project includes sidewalks, planting, irrigation systems, sod installation, fine grading, and hydromulch across more than 1 million square feet of development area near FM 1488 and Birch Arbor Drive.
A second filing, Grand Magnolia Section 6 Landscape Improvements, is scheduled to begin in March 2026 with completion expected by late August. This $953,000 project includes additional sidewalks, landscaping, and irrigation work across roughly 150,000 square feet near Azure Crystal Drive and Almond Grove Drive.
These improvements represent foundational work that typically accompanies early phases of large master-planned communities, helping establish streetscapes, pedestrian connectivity, and neighborhood landscaping before home construction accelerates.
A Master-Planned Community Designed for Long-Term Growth
Grand Magnolia is planned as a 2,755-acre residential community expected to accommodate more than 6,900 families once complete, making it one of the larger residential developments planned for the Magnolia area.
The first phase of development is expected to include nearly 1,000 homes, built by several established homebuilders serving the Houston market.

Last year, developers also broke ground on Magnolia Lagoon, a nearby public-access lagoon entertainment district that will feature a four-acre Crystal Lagoon, beaches, water activities, and future entertainment venues.
Once open, the destination is expected to offer swimming, paddle sports, and beach-style recreation while also supporting future development such as restaurants, hotels, and event spaces.
