A new chapter is beginning at Valley Ranch in New Caney as The Signorelli Company officially breaks ground on the Azalea District, a large-scale mixed-use expansion designed to bring together homes, healthcare, wellness, dining, retail and hospitality in one connected destination along the rapidly growing U.S. 59/I-69 corridor.

For families in East Montgomery County and the Greater Kingwood corridor, the project represents more than another residential development. It reflects the continued transformation of Valley Ranch into one of Greater Houston’s most influential master-planned communities — one designed to meet the needs of a fast-growing population while reshaping how residents experience daily life, healthcare access and community connectivity.

The 328-acre Azalea District marks the final single-family residential expansion within the 1,400-acre Valley Ranch development and introduces a vision centered on walkability, convenience and long-term regional growth.

New Homes Coming to Valley Ranch in New Caney

The residential portion of the Azalea District will span 203 acres and include 359 single-family homes built exclusively by First America Homes, The Signorelli Company’s award-winning homebuilding division.

The first phase will feature 156 homesites on 40- and 50-foot lots, with delivery expected in summer 2026.

Future residents will have access to amenities including a community pool, playground, pavilion and an extensive paved trail system designed to connect neighborhoods with nearby entertainment, shopping and green spaces.

Families moving into the Azalea District will also benefit from proximity to New Caney ISD schools, including nearby elementary and middle school campuses, along with access to more than 240 acres of parks and greenspace throughout Valley Ranch. That includes the community’s 135-acre Grove nature preserve and the Valley Ranch Recreation Center.

The location continues to attract attention from homebuyers seeking master-planned community living near Houston while remaining connected to major employment centers and transportation routes. Valley Ranch sits approximately 15 minutes from George Bush Intercontinental Airport and about 25 minutes from downtown Houston.

Healthcare and Wellness Become Central to Valley Ranch Expansion

What sets the Azalea District apart from many traditional suburban developments is its heavy emphasis on healthcare and wellness integration.

An adjacent 125-acre commercial section of the district is being reserved primarily for healthcare-related development, including medical offices, specialty care providers, acute care services, hospitality, retail and complementary wellness-focused businesses.

The Signorelli Company describes the concept as a “place of wellness” for the region — a destination where healthcare services and everyday conveniences coexist in a more connected environment for patients, healthcare professionals and families.

The project arrives as Montgomery County continues experiencing substantial population growth. According to project information released by the developer, nearly 600,000 residents are projected to live within 12 miles of Valley Ranch by 2030.

That growth is helping fuel demand for expanded healthcare infrastructure in northeastern Greater Houston communities.

“Azalea represents the next evolution of Valley Ranch, a destination that pairs world-class health and wellness with lifestyle conveniences,” said Greg Wattson, senior vice president of Commercial Development for The Signorelli Company. “By thoughtfully bringing these elements together, we are creating a place that truly supports the community and the workforce that serves it.”

Valley Ranch Continues Rapid Growth Along the I-69 Corridor

The Azalea District joins a series of major developments already underway throughout Valley Ranch, reinforcing the community’s growing role as a regional destination for retail, entertainment and commerce in East Montgomery County.

Valley Ranch Town Center, the development’s 1.5-million-square-foot retail and entertainment hub, now attracts nearly 12 million visitors annually and has become one of Houston’s most visited outdoor shopping destinations.

The Marketplace and Village Green

The Marketplace district continues expanding with The Village Green, a 20-acre lifestyle-focused development currently in lease-up.

Entertainment District Convention Center

Construction is underway on a 210,000-square-foot convention center that will become the seventh-largest convention facility in Texas when it opens in late 2026.

Commerce District Expansion

Commerce West, the first phase of Valley Ranch’s Commerce District, is expected to break ground in June 2026, further increasing employment and business opportunities in the area.

The East Montgomery County Improvement District (EMCID) continues partnering with The Signorelli Company through economic development initiatives and incentives aimed at supporting long-term regional investment.

For residents across New Caney, Porter, Kingwood and surrounding communities, the Azalea District reflects broader changes occurring throughout northeastern Greater Houston.

At the same time, the project reinforces the region’s emergence as a major economic and residential corridor connected to Houston through Interstate 69.
