The Ridge Near Niederwald Changes Hands, Advancing Plans for More Than 6,200 Central Texas Homes
A major land sale near Niederwald is moving one of Central Texas’ largest proposed master-planned communities closer to development, with plans that could eventually bring more than 6,200 homes, new recreational spaces and future commercial development to eastern Hays County.
Commercial real estate firm Newmark announced July 15 that it arranged the sale of The Ridge, a 1,736-acre development site near Niederwald, from Walton Global to Wilson Capital. Newmark Director Steven Boice represented the transaction. The financial terms of the sale were not disclosed.
For families already living near Niederwald, Kyle and the State Highway 21 corridor, the project represents more than another housing announcement. At full buildout, The Ridge could introduce new neighborhoods, retail opportunities, public gathering places and potential school campuses to an area experiencing continued residential and employment growth.
More Than 6,200 Homes Planned Near Niederwald
The Ridge is planned as a large mixed-use residential community with more than 6,200 single-family homes. Construction on the residential portion is expected to begin in late 2026, and homebuilders First America Homes and Hakes Brothers have already committed to the development.
“The Ridge will be a defining master-planned community for Central Texas,” Boice said. “Its thoughtful layout will meet the needs of homebuilders, retailers and residents for years to come.”
Plans also call for a 13-acre amenity center and approximately 60 acres reserved for future commercial and multifamily development. Those areas could eventually give residents access to nearby services, shops and additional housing choices, although specific businesses and multifamily projects have not yet been announced.
The development is expected to include 119 acres of parks and open space, with proposed nature trails, a community hall and a fishing camp. Together, those features are intended to give future residents places to gather, spend time outdoors and build the kind of everyday connections that often shape the identity of a new neighborhood.
Land Reserved for Future Hays CISD Schools
One of the most significant elements for local families is the reservation of 57 acres for possible educational facilities within Hays Consolidated Independent School District.
The master plan includes potential sites for an elementary school, middle school and high school. Reserving land, however, does not mean the schools have been approved, funded or scheduled for construction. Future campuses would depend on district enrollment needs, planning decisions, funding and approval by the Hays CISD Board of Trustees.
That distinction will matter as the community develops. More than 6,200 homes could ultimately represent a substantial number of new students, making school planning one of the issues residents, district leaders and homebuyers are likely to follow closely.
Newmark Brings Global Real Estate Platform to Central Texas Sale
Newmark, the firm that brokered the sale, is a publicly traded commercial real estate company that advises property owners, investors, developers and businesses throughout the real estate life cycle.
Its services include capital markets, leasing, property management, consulting and market research. The company operates across established and emerging property markets, using local brokerage teams alongside a broader international platform.
For the 12 months ending March 31, 2026, Newmark reported more than $3.4 billion in revenue. Including its business partners, the company operated from more than 185 offices with over 9,600 professionals across four continents, according to information released by the firm. Newmark’s Austin operation has also handled a range of multifamily and investment sales across Central Texas.
The Ridge transaction reflects the scale of investor and developer interest extending beyond Austin’s urban core and into communities along the region’s eastern transportation and employment corridors.

The Ridge is planned near State Highway 21 and State Highway 130, positioning the community within driving distance of Austin-Bergstrom International Airport, downtown Austin, Tesla’s Gigafactory Texas and manufacturing and logistics employers in eastern Travis County.
The site is located east of Interstate 35 near Niederwald and approximately four miles from Kyle, according to additional reporting on the development. Wilson Capital is working with Carlton Capital Investments on the project, which is expected to be developed in phases rather than built all at once.
That location could appeal to workers seeking housing outside central Austin while remaining connected to major employment centers. It also places The Ridge within a part of Hays County where residents and local officials are balancing new development with questions about roads, schools, water, emergency services and community character.
Austin-Area Job Growth Supports Housing Demand
The development comes as the Austin metropolitan area continues to add jobs and residents.
Revised employment data showed the Austin region added approximately 27,200 jobs during 2025, representing annual growth of 2%. That was faster than the statewide and national growth rates reported for the same period, according to an analysis of federal labor data by Opportunity Austin.
Newmark cited those economic conditions as part of the long-term case for additional Central Texas housing. Employment growth does not guarantee the success of any individual development, but sustained job creation can support demand for homes, apartments, retail services and community infrastructure.
By June 2026, the Austin-Round Rock-San Marcos metropolitan area had approximately 1.43 million non-farm jobs, according to preliminary figures from the U.S. Bureau of Labor Statistics.
What Happens Next for The Ridge
Residential construction is expected to begin in late 2026, but a community of this size will take years to build.
Future milestones could include infrastructure construction, subdivision approvals, homebuilder announcements, amenity development and more detailed plans for the property’s commercial and multifamily areas. Decisions involving the reserved school sites would proceed separately through Hays CISD.
Residents near Niederwald, Kyle and eastern Hays County can also expect continued discussion about how the development connects with surrounding roads and public services as individual phases move forward.
For now, the sale gives Wilson Capital control of one of the region’s largest planned residential sites and sets the stage for a new community that could reshape this part of Central Texas for decades.
