The Family Behind Terry Black’s Barbecue Is Bringing a $63 Million Boutique Hotel to San Antonio

A major hospitality project is taking shape just north of downtown San Antonio, and it offers a glimpse into how one of Texas' most recognizable restaurant families is thinking beyond barbecue.

Construction records show plans for The Mandeville, a new boutique hotel development at 1411 Alling Street, next to the future Terry Black’s Barbecue location at 2102 Broadway. The project carries an estimated construction value of $63 million and is scheduled to begin in September 2026, with completion anticipated in June 2028.

For residents, visitors, and businesses in the evolving Broadway corridor, the project represents more than another building going up. It reflects continued investment in an area that has become one of San Antonio’s most active destinations for dining, entertainment, tourism, and neighborhood growth.

A New Boutique Hotel Near the Pearl District

According to project filings, The Mandeville will consist of an approximately 80,000-square-foot, three-story hotel and restaurant development, constructed above a garage and accompanied by a separately permitted bathhouse.

The location places the project within walking distance of some of San Antonio's most visited attractions and dining destinations, including the Pearl area and the soon-to-open Terry Black’s Barbecue.

As more visitors are drawn to the Broadway corridor, additional lodging options have become increasingly important. Boutique hotels often serve a different market than traditional chain hotels, offering guests a more localized experience that can help extend visits and increase spending at nearby restaurants, shops, and entertainment venues.

For surrounding businesses, additional overnight accommodations can translate into more foot traffic and a larger customer base throughout the week.

From Texas Barbecue to a Growing Hospitality Portfolio

While many Texans know the Black family through their famous barbecue, their ambitions have expanded significantly over the past decade.

Terry Black’s Barbecue was founded in 2014 by twin brothers Michael and Mark Black, alongside their sister Christina Black, after growing up in Lockhart, often referred to as the Barbecue Capital of Texas. Drawing on techniques learned from their father, Terry Black, the siblings opened their first restaurant in Austin and quickly built a loyal following.

What started as a single barbecue restaurant has evolved into Black Family Hospitality, a growing collection of restaurants, entertainment venues, hospitality projects, and destination concepts across Texas.

Today, the family operates Terry Black’s Barbecue locations in:

  • Austin
  • Dallas
  • Lockhart
  • Waco
  • Fort Worth

Many of those locations have expanded beyond traditional barbecue service, incorporating private event spaces, rooftop venues, bars, and outdoor gathering areas.

More Than Barbecue: The Family’s Expanding Vision

The Mandeville is only one piece of a much larger pipeline of hospitality projects being developed under the Black Family Hospitality umbrella.

Opal's Oysters

Opened in Waco in 2024, Opal's Oysters marked the family's first move into seafood-focused dining. The restaurant introduced a coastal-inspired menu and cocktail program, showcasing the group's willingness to branch out beyond its barbecue roots.

The High Road

Located in Austin, The High Road transformed a historic property that previously operated as a club and Elks lodge dating back to the 1950s. Today, it serves as an event venue owned and operated by the Black family.

Friday Mountain

One of the family's upcoming projects, Friday Mountain is planned as an event venue and winery, further expanding their footprint into destination hospitality experiences.

Big Bob's Bowling & Billiards

Opened in 2026, Big Bob's Bowling & Billiards combines bowling lanes, billiards, a full bar, and a retro-inspired atmosphere, adding entertainment-focused experiences to the company's growing portfolio.

Why This Matters for San Antonio

The Broadway corridor has experienced substantial investment in recent years, with new restaurants, mixed-use developments, hospitality projects, and entertainment venues reshaping the area.

The addition of The Mandeville could strengthen that momentum by introducing a destination hotel connected to a hospitality group that has already built a strong reputation across Texas.

For residents, the project represents another sign of continued confidence in San Antonio's urban core. Construction on The Mandeville is currently scheduled to begin in September 2026, with completion targeted for June 2028.

For now, the project stands as one of the most notable hospitality developments planned near the Pearl and Broadway corridor—one that could further shape how residents and visitors experience this continually evolving part of San Antonio.
