Stream Realty Prepares to Break Ground on $18.4M Industrial Facility in Northwest Houston
A new industrial development is underway in Northwest Houston as Stream Realty Partners begins construction on Stream Gessner, a 164,365-square-foot ground-up warehouse facility located at 11730 N. Gessner Road. The project, situated in Harris County, is slated to kick off construction in mid-October 2025, with a targeted completion of mid-December 2026 and an estimated total cost of $18.4 million.
Stream Gessner will serve as a vacant shell warehouse, designed to accommodate a future tenant's specific operational needs. While the facility will be fully constructed and equipped with supporting site improvements, tenant build-outs and modifications will be permitted separately, allowing for maximum flexibility in occupancy planning.
The development signals continued commercial growth and industrial investment along Houston’s bustling Beltway 8 and SH 249 corridors. This prime location offers strategic proximity to major highways, the Port of Houston, and the city’s expanding logistics infrastructure—making it especially attractive for distribution, manufacturing, or third-party logistics users.
