New Retail Center Planned Next to Magnolia H-E-B and Home Depot as FM 1488 Growth Continues
As Magnolia continues to grow, another piece of the FM 1488 commercial corridor is taking shape.
A new retail development known as Shoppes at Magnolia is planned at the intersection of FM 1488 and Red Creek Circle, immediately adjacent to the Magnolia H-E-B and the recently opened Home Depot. The project will add approximately 6,000 square feet of new retail space to one of the area's busiest and fastest-growing commercial hubs.
While specific tenants have not yet been announced, the development signals continued investment in the Magnolia market and could bring additional shopping, dining, service or specialty retail options closer to home for area residents.
Why This Matters for Magnolia Residents
For many Magnolia-area families, the stretch of FM 1488 between FM 1774 and Spur 149 has become a primary destination for everyday errands, dining and services. The addition of new retail space reflects the ongoing transformation of the corridor from a largely pass-through route into a more complete commercial center serving local residents.
The proposed strip center is located directly across from Magnolia High School and within walking distance of existing retailers and restaurants that already draw significant daily traffic. According to project materials, more than 35,000 vehicles travel FM 1488 near the site each day, highlighting the area's growing importance as a regional retail destination.
For residents, projects like this can mean fewer trips outside the community for everyday services while expanding local business opportunities and employment options.
What Is Planned
Marketing materials released by Houston-based commercial real estate firm NewQuest show a modern retail strip center featuring approximately 6,000 square feet of available inline and end-cap retail space adjacent to an existing Elite Dermatology location.
The center will sit among an increasingly robust collection of retailers and service providers, including:
- H-E-B
- Home Depot
- Texas Roadhouse
- Memorial Hermann
- Discount Tire
- Shipley Do-Nuts
- Multiple restaurants and service businesses already operating along the corridor
Renderings included with the project showcase contemporary architecture with storefront-facing parking and pedestrian access designed to connect with surrounding businesses.
Part of a Larger Growth Story
The new retail center is another sign of the rapid growth occurring around Magnolia's western gateway.
The development sits within the broader Mostyn and Magnolia area, where significant residential growth and commercial investment have fueled demand for additional retail services. NewQuest's marketing materials note substantial population growth in the immediate area in recent years, helping attract national retailers and new business investment.
Residents have already watched the corridor evolve with the arrival of major projects such as H-E-B, Home Depot, Academy Sports + Outdoors, Memorial Hermann facilities, restaurants and additional commercial developments. The planned Shoppes at Magnolia represents the latest addition to that expanding mix.
What Happens Next
According to leasing information, delivery of the new retail center is currently estimated for the second quarter of 2027.
As construction progresses and future tenants are announced, residents will gain a clearer picture of what businesses may soon join Magnolia's growing retail landscape.
For now, the project serves as another indicator of the continued commercial momentum along FM 1488—an area that has become one of the most active growth corridors in Magnolia and Montgomery County.
