
New Homes Now Selling in Attwater, Waller’s Newest Master-Planned Community Near US 290
Home sales are officially underway in Attwater, a new 470-acre master-planned community developed by Bold Fox Development at the crossroads of Highway 290, FM 362, and Owens Road. For families in nearby Cypress and along the US 290 corridor, the project reflects just how quickly residential growth is reshaping the landscape west of Houston.
The community’s first phase includes 225 homesites, with plans to expand to more than 1,200. Model homes are now open from three well-known homebuilders: Empire Communities, HistoryMaker Homes, and Chesmar Homes. Each builder brings a different style and price point, with homes starting in the low $300,000s—well below the Houston-area average home price of $450,235 reported in June by the Houston Association of Realtors (HAR).
Empire has debuted two fully furnished models, showcasing designs for growing families starting in the mid-$300,000s. HistoryMaker is offering both 55- and 65-foot homesites, with models available to tour from the low $320,000s. Chesmar has opened one model and plans to add another later this year, with prices beginning in the $340,000s.

Beyond its housing mix, Attwater is planned with community-oriented amenities. Early designs call for a central pavilion, a lawn for gatherings, a beer garden, and designated food truck areas. Greenbelt trails and creek corridors will connect neighborhoods, while future phases will add more parks and open space.
Students living in Attwater will attend Waller ISD schools, including Herman T. Jones Elementary, Waller Junior High, and Waller High School.
Alex Kamkar, Managing Shareholder of Bold Fox Development, said the project is designed to balance location and lifestyle: “Although it has easy access to employment and entertainment centers in Cypress and Energy Corridor, Waller still offers that small-town feel people are looking for when they settle into a home. Our close-knit community will add to that ambiance. Plus, with pricing from the lower $300,000s, we are making homeownership a possibility to a wider range of people.”

Waller and Cypress: A Shared Growth Story
The opening of Attwater comes as Waller and neighboring Brookshire continue to rank among the Houston area’s hottest housing markets. According to HAR’s second-quarter report, Waller led the region with a 155.8% increase in home sales compared to last year, with an average price of $318,743. Brookshire followed with 122.7% growth.
For Cypress residents, the connection is clear. Both Cypress and Waller share the US 290 growth corridor, where demand for more attainable housing is pushing development further west. Families priced out of central Houston suburbs are finding value in Waller, where new construction now accounts for the majority of sales.
Local leaders point to infrastructure and commercial investment as key factors accelerating this shift. In Wolff Companies' Beacon Hill community, Memorial Hermann Health System recently purchased 40.3 acres for a future medical campus, signaling confidence in the area’s long-term growth. Coupled with major employers such as Daikin, Tesla, and Grainger establishing a presence nearby, the region’s economic base continues to strengthen alongside residential expansion.

What It Means for Families
For Cypress-area families weighing their next move, Attwater represents one of several new options west of town. With homes priced more affordably than many established Cypress neighborhoods and with a growing set of schools, trails, and parks, Waller is emerging as a natural extension of the growth already seen in Cypress.
At the same time, Cypress remains a hub for retail, dining, and employment, meaning that new Waller homeowners are likely to continue shopping, working, and commuting through the area as commercial development continues to take shape in Waller. This blending of communities along US 290 is a prime example of what many describe as Houston’s “westward boom.”
As Waller, Brookshire, and Cypress grow together, developments like Attwater illustrate how Greater Houston’s housing market is evolving: driven by affordability, supported by new infrastructure, and connected by shared corridors of commerce and community life.
