New Healthcare-Retail Center Ashton Gray Coming to Fry Road in Cypress

A new retail and healthcare hub is on its way to Fry Road, bringing fresh development to one of Cypress’s busiest corridors. Located at 8112 Fry Rd, near Longenbaugh Drive and across from Cypress Springs High School, the upcoming AG Cypress Medtail project is scheduled to break ground this December and wrap up by May 2026.

The development is led by Ashton Gray, a Houston-based firm known for combining healthcare and retail uses in what’s often called “medtail” real estate. This new facility will be a 10,587-square-foot shell building, offering room for up to six future tenants. While leasing rates haven’t been announced yet, the available spaces range from 1,000 to 10,500 square feet, and co-tenants are still to be determined.

The location is expected to be a draw for both businesses and residents. With Cypress Springs High School just across the street and neighborhoods like Canyon Lakes, Bridgeland, and Canyon Village nearby, the center will sit at the heart of a growing, high-traffic area. The site also benefits from strong visibility along Fry Road, which sees an estimated 25,000 vehicles per day, and quick access west to the Grand Parkway (SH-99).

Construction is slated to begin December 1, 2025, with an estimated project cost of $2.26 million. The finished building, which is tentatively set for completion by early May 2026, will offer a mix of retail and healthcare-ready spaces, a growing trend in commercial real estate as more services—from urgent care to physical therapy—seek convenient neighborhood locations.

The Cypress project will be Ashton Gray’s third development in the Greater Houston area, following similar sites in Humble and Spring. The company emphasizes a full-service approach to development, handling everything from site selection to long-term property management.

For Cypress-area families, this project could mean new places to shop, eat, or access healthcare—all within minutes of home.
