New Applebee’s-IHOP Opens on West Loop 1604 as San Antonio Becomes Testing Ground for Dual-Brand Restaurants

For families on San Antonio’s Far West Side, deciding between pancakes and burgers is about to get a little easier.

A newly built Applebee’s-IHOP combination restaurant at 2607 W. Loop 1604 South, near Marbach Road, is scheduled to celebrate its grand opening Tuesday, Sept. 15. The restaurant brings the two familiar chains together in a single building, offering IHOP breakfast favorites alongside Applebee’s burgers, wings, appetizers and other menu items.

But the opening represents more than another restaurant along one of the West Side’s busiest growth corridors. San Antonio and the surrounding area have emerged as an early testing ground for a restaurant format that parent company Dine Brands Global is now expanding across the country.

The West Loop 1604 restaurant is the eighth Applebee’s-IHOP dual-brand location in the greater San Antonio areaand is among roughly 50 of the combined restaurants nationwide, according to recent reports.

Grand Opening Brings Free Pancakes, Family Activities to West San Antonio

The Sept. 15 grand opening is expected to begin with a ribbon cutting at 9 a.m.

The first 100 guests in line are expected to receive free pancakes for a year, offered as one short stack per month for 12 months and limited to one offer per household. The celebration is also expected to include a DJ, face painting, a balloon artist and a photo booth.

Beginning Sept. 16, the restaurant is expected to operate daily from 6 a.m. to 1 a.m., giving nearby residents another early-morning breakfast and late-night dining option.

IHOP's official location page lists the restaurant at 2607 W. Loop 1604 South and describes it as an Applebee’s-IHOP location offering dine-in and online ordering. Its combined menu is designed to serve breakfast dishes, burgers, appetizers and cocktails throughout the day.

A $1.2 Million Restaurant Built From the Ground Up

Unlike many of the San Antonio-area Applebee’s-IHOP locations created by remodeling an existing restaurant, the West Loop 1604 location was planned as an entirely new building.

A Texas Department of Licensing and Regulation project filing listed the development as a 5,620-square-foot, ground-up restaurant project with an estimated construction cost of $1.2 million.

The privately funded project was initially listed in the 2000 block of Loop 1604 at Marbach Road, with construction scheduled to begin in June 2025.

That distinction matters because the new restaurant gives Dine Brands and its franchise operator an opportunity to design the building around the two-brand concept from the beginning rather than fitting a second restaurant identity into an existing IHOP or Applebee’s.

Inside, customers can choose between dining areas designed around the two brands while much of the operation — including the kitchen — is shared.

For diners, that means one group can potentially order pancakes and omelets while someone else at the table chooses a burger, wings or an Applebee’s-style entrée.

Why San Antonio Became a Testing Ground for Applebee’s-IHOP

The dual-brand experiment has deep roots in the San Antonio region.

The first Applebee’s-IHOP dual-branded restaurant in the United States opened in Seguin on Feb. 18, 2025, launching through a partnership between Dine Brands Global and franchisee Ramzi Hakim Group. At the time, the company announced plans for 15 combined locations.

The concept quickly moved closer to San Antonio neighborhoods.

Locations have since appeared across the metro area, including restaurants along Interstate 10 and elsewhere in San Antonio, with additional conversions planned. A South Side IHOP at 2634 SW Military Drive, for example, has also been slated for conversion into the dual-brand format.

That concentration has made the San Antonio market one of the clearest places to watch how customers respond to the concept.

Ramzi Hakim Group previously pointed to the response to the Seguin restaurant as a reason for bringing additional locations to the region.

For Dine Brands, the strategy is built around something fairly simple: the two restaurants are busiest at different times of day.

IHOP has long been associated with breakfast and morning traffic, while Applebee’s tends to draw more lunch, dinner and late-night customers. Putting both brands inside one operation can potentially keep kitchens, dining rooms and employees busier across more hours of the day.

Dual-Brand Expansion Accelerates Nationwide

What started near San Antonio is no longer a small experiment.

Dine Brands reported 44 domestic Applebee’s-IHOP dual-brand restaurants as of June 28, 2026, compared with only a small number operating a year earlier. Twenty domestic dual-brand locations were added during the first six months of 2026 alone.

The company defines the format as one restaurant location operating both the IHOP and Applebee’s concepts under separate franchise agreements.

The growth is part of a broader push by Dine Brands to add restaurants, remodel existing locations and find ways to make better use of restaurant real estate. Industry publication Restaurant Dive reported that dual-brand openings helped drive a significant increase in the company's new-unit activity during the first quarter of 2026.

That makes the Loop 1604 opening noteworthy well beyond its grand-opening giveaways. San Antonio-area diners are seeing a national restaurant strategy unfold locally, sometimes neighborhood by neighborhood.

What West Side Residents Can Expect

The format is designed to keep recognizable parts of each restaurant rather than blending Applebee’s and IHOP into an entirely new brand.

Customers can order traditional IHOP items such as pancakes and omelets alongside Applebee’s staples including burgers and appetizers. Dual-brand restaurants have also introduced crossover dishes available specifically at the combined locations, including a Buffalo Chicken Omelette and an Ultimate Breakfast Burger.

For West Side families, the practical appeal may be even simpler: more choices at the same table.

A family heading out after a youth sports game, a couple looking for a late meal or residents meeting for breakfast no longer have to agree on whether the occasion calls for IHOP or Applebee’s.

And along the Loop 1604 corridor, where rooftops, retail and restaurants continue to follow population growth on San Antonio’s Far West Side, the new location adds another national dining option near Marbach Road.

What Happens Next

The West Loop 1604 Applebee’s-IHOP is scheduled to hold its grand opening Tuesday, Sept. 15, with the first 100 qualifying guests receiving the pancake promotion and family activities planned around the opening.

More importantly for the restaurant industry, San Antonio will continue to provide an early look at whether pairing two longtime restaurant brands under one roof can become a lasting national model.

With dozens of dual-brand restaurants already operating across the United States and Dine Brands adding more throughout 2026, the experiment that began just outside San Antonio is quickly becoming a much larger strategy.

For West Side residents, there’s now one more place along Loop 1604 where the family can choose between pancakes, burgers and a late-night meal without making two stops.
