HOA- ANNUAL MEETING ELECTIONS OF OFFICERS
Will be held at the recreation center on Wednesday, April 27, 2022 at 7:00 PM. There are positions opening on the HOA Board this month. If you would like to volunteer a few hours of your time each month and have a desire to make a difference in your community contact angela.rivera@associa.us.
REMINDER: ASSESSMENTS ARE DUE JANUARY 1st
The annual dues for 2022 are $600, due on; January 01, 2022. The Association statements were mailed, in November 2021. This is done to enable you to pay something each month before the deadline of January 30, 2022, if you wanted to do this. We encourage each of our homeowners to pay promptly as the cost to the homeowner for collection begins mounting on February 1, 2022. If you would like to establish a payment plan, you can contact the onsite community manager Angela Rivera at angela.rivera@associa.us. Keep in mind the terms of the payment plan agreement include a monthly payment plan fee and the association’s monthly interest. Please pay your assessments on time to prevent receiving late fees and interest charges to your account. For your future reference you can always pay ahead on your yearly assessments either in full or a little at a time throughout the year. This is also encouraged to each homeowner.

Minutes of Board of Directors Meeting
January 26, 2022
Call to Order
The Board of Directors meeting of the Cypress Mill Homeowners Association Inc. was held, on January 26, 2022, at the Cypress Mill Recreation Center, 14710 Mills Park Lane, Cypress, Texas.
Those in attendance were Jeff Garrett, Larry Turner, Kevin Tolls, and Stacey Lucas.
Angela Rivera was also in attendance (representing Associa Principal Management Group).
With a quorum duly established, President Jeff Garret called Cypress Mill Board of Directors meeting to order at 6:00 PM. Larry Turner opened with an invocation

The President; announced the previous meeting minutes are available on the community app TownSq.
Approval of Minutes
After reviewing the minutes, the board of directors, Kevin, and Larry motioned to accept the meeting minutes of October 27, 2021, all in favor.
Treasurer's Report
Angela Rivera presented December 2021 financials. The financials are accepted as presented. The following items noted:
Operating Funds - $258,247 and Reserve Funds - $153,630 as of December 2021. December’s YTD actual expenses are over budget by $83,003.
Management Report
Angela Rivera reviewed the Delinquency Status Count Report and the Covenants Status Count Report.

There being no further business to come before the Board, the regular business session of the meeting adjourned at 7:30 PM. Next meeting will be held on Wednesday, February 23, 2022 at 6:00 PM.
Ratify Action In Between Meetings
§ 235-9186 The board reviewed owners ACC appeal and approved.
§ The board has approved inspection at Cascade Bend Park for mole activity.
§ Swim Team Lane Line Reel location will be discussed further at the February 23 meeting.
§ 235-1333 The board has waived the ACC application fee.
