Magnolia Crossing Retail Development Brings New Commercial Growth to FM 1488 Corridor in Magnolia
As Magnolia continues to experience steady residential growth, another commercial development is taking shape along one of the area's busiest corridors.
New construction is scheduled to begin August 15, 2026, on two retail buildings at Magnolia Crossing, located at 11510 and 11524 FM 1488 in Magnolia. The privately funded project represents a $2.1 million investment and will add approximately 24,100 square feet of retail space to the growing FM 1488 corridor, with completion anticipated by May 2027.
For residents who have watched the Magnolia area evolve over the past decade, the project is another sign of the continued transformation occurring between Magnolia and The Woodlands. As new neighborhoods, schools, and residential developments expand throughout western Montgomery County, commercial services are increasingly following to support the area's growing population.
A Strategic Location Along a Growing Corridor
Magnolia Crossing sits along FM 1488, a major east-west thoroughfare that connects Magnolia, The Woodlands, and surrounding communities. According to project materials, the development is positioned within a rapidly expanding trade area and near several Magnolia ISD campuses, including Magnolia Parkway Junior High, Magnolia Parkway Intermediate, and Magnolia Parkway Elementary. Houston-based Palo Duro Commercial Partners is developing the project.
The corridor also serves thousands of daily commuters and is surrounded by established neighborhoods as well as ongoing residential development projects. Project marketing materials highlight strong traffic counts and continued population growth in the surrounding area.
What Residents Can Expect
The new construction project includes two retail buildings along with associated site improvements. While future tenants for much of the available space have not yet been announced, Magnolia Crossing already has several businesses either operating or planned within the development.
Site plans show pending locations for Treehouse Cafe, Jeremiah's Italian Ice, and O'Reilly Auto Parts, alongside PJ's Coffee and additional retail lease opportunities.
As commercial centers like Magnolia Crossing continue to develop, residents often benefit from having more dining, shopping, and service options closer to home, reducing the need to travel farther into neighboring communities for everyday errands.
Supporting Magnolia's Continued Growth
The timing of the project aligns with broader development trends occurring throughout Magnolia and western Montgomery County. New housing developments, planned multifamily communities, and expanding school enrollment continue to drive demand for additional retail and commercial services. Project documents indicate a planned 300-unit Class A multifamily development immediately north of the site, further increasing activity in the area.
While the specific mix of future tenants remains to be seen, the addition of more than 24,000 square feet of retail space reflects growing confidence in Magnolia's long-term economic outlook.

Construction is expected to begin in mid-August 2026, with work continuing through spring 2027. Residents traveling along FM 1488 can expect to see site activity increase as the project moves from planning into full construction.
