For years, Texas Heritage Marketplace has been something west Katy residents mostly saw in renderings, construction plans and tenant announcements.

That is changing quickly.

Lowe’s of West Katy officially opened Sept. 4 at 981 Heritage Oak Lane, becoming one of the first major anchors to welcome shoppers at the sprawling development along Interstate 10 and Texas Heritage Parkway. Just over a month later, Target’s new Katy Heritage store is scheduled to officially open Oct. 11 at 29355 Katy Freeway.

Taken together, the two openings mark a turning point for the approximately $400 million Texas Heritage Marketplace — and for residents of Jordan Ranch, Tamarron, Cane Island, Firethorne, Cross Creek Ranch, Young Ranch and other rapidly growing communities on Katy’s west side.

After years of rooftops pushing farther west, the retail is beginning to catch up.

Lowe’s Opens Its Doors in West Katy

Lowe’s opened its approximately 95,000-square-foot West Katy store Sept. 4, along with roughly 30,000 square feet of outdoor garden space.

More than 100 associates work at the new location, with Lowe’s saying the majority were hired from the local community.

“Katy is growing fast and we’re excited to help support this community’s growth and be a resource for our neighbors for generations to come,” Store Manager Mike Spall said.

The opening made West Katy part of a broader Texas expansion for Lowe’s. The location is the company’s ninth new Texas store to open in just over a year and its third new Houston-area store during that period, according to Lowe’s.

But for nearby homeowners and contractors, the more noticeable differences may be inside.

The store includes a redesigned kitchen and appliance showroom, expanded interactive displays and QR codes connecting customers with online planning tools including a style quiz, project budget calculator and 3D kitchen visualizer.

Lowe’s has also introduced a redesigned tool department with wider aisles, lower fixtures and reorganized product categories intended to make it easier to shop across brands including DeWalt, Craftsman and Kobalt.

Customers can use Buy Online, Pick Up In-Store areas with self-service lockers, while Lowe’s Paint Visualizer allows homeowners to test Sherwin-Williams paint colors virtually before heading to the store. The retailer’s Mylow digital assistant can also provide product recommendations and project guidance.

For professional contractors working amid west Katy’s continued homebuilding boom, Lowe’s is offering additional tools designed around estimating and material sourcing, including AI-powered Material Lists, Blueprint Takeoffs, Pro Extended Aisle ordering and eligible direct-to-jobsite delivery.

The store is currently open from 6 a.m. to 9 p.m. Monday through Saturday and from 8 a.m. to 8 p.m. Sunday.

Lowe’s Grand Opening Put Community Groups in the Spotlight

Lowe’s marked its West Katy arrival with something a little different from the traditional ribbon-cutting.

Store leaders instead held a board-cutting ceremony Sept. 4, led by Spall, while presenting donations to Katy police and fire organizations and Eyes On Me Inc., a nonprofit that provides mentorship and basic resources including food, clothing and hygiene products in underserved communities.

The opening weekend also included in-store promotions, product demonstrations from more than 30 vendors, giveaways, Kids Club workshop kits, free food and an appearance from Lowe’s mascot Big Blue.

MyLowe’s Rewards members were also offered special promotions during the weekend, including bonus rewards points on eligible purchases.

For Lowe’s, the new store arrives at a time when home improvement demand in west Katy is tied not only to established homeowners but to the thousands of new homes continuing to rise around the Texas Heritage Parkway corridor.

Target Katy Heritage Opens October 11

Next comes Target.

Target has confirmed that its new Katy Heritage store will officially open Sunday, Oct. 11 at 29355 Katy Freeway inside Texas Heritage Marketplace.

The approximately 148,000-square-foot store is expected to employ about 200 team members and will become another major retail anchor for the development.

The new Target will include a CVS Pharmacy, Starbucks Café and Target Optical, along with an expanded grocery assortment that includes fresh produce, meat and dairy products.

Shoppers will also have access to Order Pickup and covered Drive Up lanes, along with same-day delivery through Target Circle 360 and next-day delivery available throughout Katy.

Target currently lists operating hours of 8 a.m. to 11 p.m. daily for the Katy Heritage location.

For west Katy families, Target’s arrival may be especially noticeable because of where it sits.

The store is positioned considerably farther west than much of Katy’s long-established regional retail, putting a full-size Target much closer to neighborhoods that have added thousands of homes along and near Texas Heritage Parkway.

The retailer will become Target’s fourth store serving the broader Katy market.

A Development Nearly a Decade in the Making Begins Opening

The openings are significant because Texas Heritage Marketplace has been years in the making.

Houston-based NewQuest spent nearly a decade planning the development before breaking ground as residential construction and major infrastructure pushed Katy’s growth farther west.

When construction began, NewQuest President and Chief Development Officer Austin Alvis described Target as an important first piece of the project.

“After all these years of work, we couldn't be happier to kick off Texas Heritage Marketplace with a great anchor like Target,” Alvis said. “We are presently working with a variety of leading retailers and restaurateurs to procure the best possible mix for the project. We look forward to announcing additional anchors and tenants soon.”

That mix has grown considerably since then.

NewQuest now describes Texas Heritage Marketplace as a 750,000-square-foot-plus mixed-use retail and regional destination under construction on 165 acres at I-10 and Texas Heritage Parkway. The development is positioned four to five miles west of Katy’s existing concentration of major retail and is intended to serve expanding communities including Cane Island, Cross Creek Ranch, Firethorne, Jordan Ranch and Young Ranch, along with rapidly growing Sunterra and Tamarron.

NewQuest has separately described the project at full buildout as roughly 800,000 square feet.

The broader plan includes retail, restaurants, residential development, medical space and community gathering areas.

Among its most distinctive features will be Heritage Grove, nearly five acres of green space surrounded by restaurants and other businesses. The area is being developed around a mature Heritage oak that was relocated rather than removed when Texas Heritage Parkway was constructed.

“We wanted to invest in preserving this Heritage oak and make the project a gathering space for the community,” Alvis previously said. “This project has been a major collaboration with the City of Katy, Waller County, and Texas Heritage Parkway Association, which was responsible for developing Texas Heritage Parkway. We thank them all for their support to get us to this point.”

Lowe’s and Target Are Only the Beginning

While Lowe’s and Target are getting much of the attention now, the two stores are ultimately the opening chapters of a much larger retail rollout.

Sam’s Club is also under construction at Texas Heritage Marketplace, with NewQuest previously targeting an early 2027 opening, although Sam’s Club has not announced an official grand opening date.

Other announced or planned retailers include Academy Sports + Outdoors, Burlington, Ulta Beauty, Bath & Body Works, Spec’s, James Avery and Mattress Firm.

The restaurant lineup has also continued to grow.

Escalante’s, Tony C’s, Aji Izakaya and Kilwins are planned around Heritage Grove, while additional announced or planned concepts have included Whataburger, The Kebab Shop, Biscuit Belly, CAVA, Jersey Mike’s, Dave’s Hot Chicken, Texas Roadhouse, Olive Garden and 7 Brew Coffee.

NewQuest said in April that approximately 101,000 square feet of junior-anchor space for Academy Sports + Outdoors, Burlington, Spec’s and Ulta Beauty was targeting first-quarter 2027 delivery, along with Heritage Grove and an adjacent approximately 40,000-square-foot EoS Fitness.

Plans and construction schedules can change, and some businesses shown in development leasing materials may remain proposed or in negotiation until individual companies announce their own opening dates.

What the Openings Mean for West Katy

The easiest way to understand what is happening at Texas Heritage Marketplace may be to look beyond the individual store names.

West Katy’s residential growth arrived first.

For years, families moved into master-planned communities west of Katy while much of the region’s major shopping, dining and everyday services remained concentrated farther east. Texas Heritage Parkway helped change the equation by creating a 6.5-mile connection between Interstate 10 and the Fulshear area near FM 1093.

Now the commercial development is following those rooftops.

Lowe’s gives homeowners, contractors and do-it-yourself shoppers another nearby option for everything from storm preparation to remodeling supplies.

Target will soon add groceries, pharmacy services, household essentials, clothing and same-day pickup to that same corridor.

Neither opening completes Texas Heritage Marketplace. Much of the development is still under construction.

But the difference is increasingly easy to see.

Lowe’s is no longer a rendering. Its doors are open.

Target is no longer simply an anchor identified on a site plan. It has an Oct. 11 opening date.

For a part of Katy where growth has often been measured by new subdivisions, school campuses and road construction, the arrival of two of the country’s best-known retailers within a matter of weeks is another sign that west Katy is becoming a retail destination of its own.
