HELP US KEEP OUR COMMUNITY SAFE AND CLEAN

The Copperbrook HOA Board of Directors hopes you have a safe Summer and will be working on keeping our newsletter with the latest information. We also have a website (copperbrookhoa.com) and a Facebook account.

A big “THANK YOU” to everyone that has made every effort in the beautification of your landscaping and homes. We know it has been a struggle to get some of the plants to thrive again, but with time some will thrive this season.

Weekly and monthly inspections are done by our hired Inspection Team “Twins Colors,” so if you see someone taking photos take the time to say “Hi.”

Here are some housekeeping rules to observe in order to keep our community safe and beautiful.

Decor of the Season
Copperbrook Board has been handing out Beautiful Yard letters to homeowners during inspections. Be a part of that trend as our community begins to recover from last winter. We look forward to placing a beautiful yard sign at your home and reaching out to you for advice on how to share your information on keeping our landscaping in tip top shape.

Here is the schedule of awards:

Best Spring Yard: Judged April 15th
Best Summer Yard: Judged July 15th
Best Halloween Yard: October 31st
Best Christmas Yard: December 25th
 

Pool Rules and Passes

Pool Hours
Tuesday-Sunday: 6 AM - 10 PM
 
Cameras are active and monitored at all times, so please follow these set rules. We suggest you do not swim on Fridays before 9am as the pool inspector will be utilizing chemicals to prepare for the weekend rush.
 
If you have not yet signed a waiver for pool access, there will be a $10-$20 fee to access the pool. Contact Francesca Garcia at 832-265-8564 for instructions on how to receive your cards. You may access the waiver at copperbrookhoa.com. Have a safe and fun summer and please adhere to the pool rules. No smoking, alcoholic beverages, extra guests, running, improper behavior or violating any pool rules. These are printed at the pool. Failure to comply will get your card deactivated.
 

Park Safety

Parents please accompany all children to the park and make note the park closes at sundown. This area is monitored by our contract deputies as well as our park/pool cameras.
 

Violation Letters

Our community is governed by CC&R’s. All HOA communities have their own version of what is required to adhere to a cohesive look and maintain the values of our properties. Governing documents are closely followed by the HOA Board and Management along with Roach Law Firm. We ask that you please become familiar with these restrictions and follow them to avoid violation letters that can escalate to a 209 letter. 209’s letters are accounts that are referred to the attorney. These letters are charged back to your account, so please help us to avoid any letter getting to this point. If you received a letter, the Board is willing to help you find a solution and hear your concerns. You may attend any meeting via zoom by invitation through our managing agent.

Neighborhood Watch Committee

If safety is a concern of yours, we have the perfect spot for you. We are currently looking for more volunteers to be a part of the neighborhood watch committee. Javier Garcia (832-689-9454) is currently working on putting a plan together to attain “Block Captains” for each street. You get notified via a group text concerning safety issues or suspicious activity. Always contact non-emergency 911 when in doubt of suspicious activity and know that MUD 130 provides 3 full time contract deputies and 3-5 part time deputies for our district. It’s nice to live in a community that is safe, but we know that living close to HWY6 can cause some challenges at times. Keep your garage doors closed, cameras in working order and front door lights on to help curtail crime in our neighborhood.
 

Surveillance Cameras

Surveillance cameras are installed at the pool house, both community entrances and community park. HOA Board Members and Neighborhood Committee head has access to the cameras 24-hours with notifications alerts. The Board of Directors makes every effort in keeping this community safe, but if you see something say something. Together we can make a difference.
 

Monthly Meetings

2nd Thursday of every month via Virtual for homeowners at 5 PM. Contact our managing agent for an invitation. We welcome homeowners to join in and listen to all the exciting things the Copperbrook Board works on a monthly basis.
 

Water Meters

MUD 130 has EyeOnWater access to homeowners, which helps keep track of your water usage. Visit www.eyeonwater.net and you will need your zip code, account number and email to sign up. Let us know if you need help getting this setup.
