2026 Board Officer Elections
The NCCIA HOA Board elected its 2026 Officers on Thursday, January 8, 2026. Officer terms apply to the 2026 calendar year.

Who’s Leading What in 2026
The Board has assigned Leads who are responsible for coordinating work, managing activities, and delivering results in the following areas:
Landscaping (including Rennie Park)
Landscape contractor oversight, repair approvals, non-contract expenses, and Yard of the Season. Changes and process for yard of the season is to be determined.

Collections
Homeowner outreach prior to legal handover, aged account review, coordination with legal counsel, and account adjustment recommendations.
Lead: Sharon Hess
Deed Restrictions
Oversight of second and third notices, legal referrals, do not cite management, homeowner communication, and openly shared monthly summaries.
Lead: Kay Shea
Assist: Gayla Sonderegger
Community Relations & Events
Planning and coordination of community events and communications, including heavy trash pickups, July 4th Parade, Back-to-School Swim Party, Donuts with Santa, and other community affairs and events.

Alleyways
Bid solicitation, repair prioritization, homeowner communications, and contractor management.
Lead: Geoff Blumber
HOA Facebook Page
Post management, member approvals, comment management and HOA responses to questions, cross-posting consideration, and review of page rules.
Lead: Kay Shea
Assist: Gaye Weintraub
Active 2026 Projects
Transition to Inframark (Now through approximately April 30, 2026)
Financial transactions and data uploads, homeowner enrollment, and process decisions.
Project Lead: Wayne Curzadd

ACC Guideline Updates (Target Completion: April 30, 2026)
Modernizing guidelines related to items such as circle drives, garage doors, secondary entrances, fencing, color palettes, alleyway standards, vegetation, drainage, and finishes (including German smear). Homeowner engagement is included.

What’s Coming Next
Beginning around May 1, 2026, the Board will engage homeowners on future projects, including:
- Cul-de-Sac Water Usage – evaluating options, costs, and paths to reduce or eliminate usage
- Deed Restriction Updates – funding considerations and guideline revisions
- Recorded Document Review – Bylaws and other documents not covered above.
