Cypress Mill Residents Encouraged to Attend Monthly HOA Meetings: Here’s What’s Happening in Your Community

Cypress Mill homeowners are encouraged to take an active role in shaping the future of their neighborhood by attending the open HOA Board meetings held on the fourth Wednesday of every month at 6:00 PM. Meetings take place at the Cypress Mill Recreation Center (14710 Mills Park Lane), and they offer an important opportunity for residents to hear updates, raise concerns, and participate in community decision-making.

Whether you're passionate about neighborhood safety, landscaping, or simply want to stay informed about how your dues are being used, attending a Board meeting is a great way to stay connected.

What’s Being Discussed? A Look Back at the August Meeting

The August public meeting was held on August 27, 2025, and was called to order by Board President Larry Turner. Board members Don Papesh, Dawn Crawford, and Larry Turner were present, along with Community Manager Angela Rivera.

Here are some highlights from the meeting:

  • Homeowner Concerns: The open forum welcomed input from residents, with two main topics raised — installation of Flock safety cameras and concerns about vehicles blocking sidewalks and driveways. The Board listened to the feedback and encouraged continued community engagement.

  • Financial and Deed Reports: Angela Rivera provided a detailed overview of the association’s financials for July 2025, including updates on delinquent accounts and deed restriction violations.

  • Previous Meeting Minutes: The Board approved the meeting minutes from July 23, 2025, ensuring all decisions were formally documented and transparent.

What Happens in Executive Session?

After the public portion, the Board entered executive session to handle sensitive matters. Key decisions included:

  • Collections & Deed Violations: Seven delinquent accounts and eight unresolved deed restriction violations were turned over to the association’s attorney for enforcement.

  • Contract Approvals

    • Landscape Maintenance: Earthcare’s contract was renewed at $126,239.40.

    • Pool Services: DS REC’s pool contract was approved at $85,500.00.

    • Playground Upkeep: McKenna’s wood fiber filler for the playground was approved at $2,600.

  • Insurance & Inspections: The Board discussed upcoming policy renewals and confirmed that Inspections RUSwill resume enforcing certain deed restrictions.

  • Reserve Investments: Approval was given for Larry Turner to move forward with reserve investment planning — an important step in maintaining long-term financial health for the HOA.
