OTHER ISSUES AND NEWS
TRASH SERVICE:

Trash service will continue to be picked up on Tuesdays and Fridays.

Make sure you have paid your trash fees with GFL/WCA or your trash will not be picked up.  Contact GFL/WCA garbage collection information phone number for any questions at 281-368-8397 or  713-539-9075.

ASSESSMENTS:

As you know, our yearly assessments were due by January 1 and delinquent after February 1st.  Chaparral Management mailed out your statement in November.  If you did not receive it, you can obtain it from the portal website and pay it on line. Again, contact Chaparral Management (SCS) if you have any questions regarding this matter.

Another method of payment is to contact your Mortgage Company and check if they can include your assessment fee through your mortgage monthly payment.

The Board has again voted to not raise our assessments for the new coming year.  We have not had an increase since 2017.    Keep in mind that all services keep going up every year,  but we have had a great collection percentage from our homeowners enabling us to sustain our yearly budget.

You can go into the portal and see the disbursement of our budget and our expenses, pay your assessments etc.

DEED RESTRICTIONS VIOLATIONS

Copperfield Place Village and its Management follows a strict process of deed restriction  notification letters over a period of time,  and after all attempts fail to have the homeowner correct the violation(s) legal action may follow.

REMEMBER it is AGAINST our deed restrictions to have COMMERCIAL VEHICLES OR VANS, TRAILERS, BOATS, or JET SKIS in the street, driveway or parked in the Cul de Sacs. You will be charged a fee if you have been cited before for the same offense or for repeated violations.  This offense creates the inability for emergency vehicles’ access to respond to emergency calls at times and therefore considered a serious violation.

DO NOT PAINT HOME, WINDOW OR DOOR TRIMS AND GARAGE DOORS WITHOUT PRIOR APPROVAL.  If it does not meet our ACC  Specifications you will have to repaint.  Avoid unnecessary time and money by getting prior approval to ANY changes being made to the outside of your  property or home.

DO NOT DISREGARD DEED RESTRICTION LETTERS!  Important that you read and act accordingly.  If you think you received this in error, please contact Chaparral Management immediately. Repeated cites or non-compliance letters will automatically incur a fee against your account.

GO TO THE PORTAL TO OBTAIN A COPY OF  DEED RESTRICTIONS

EMERGENCY VEHICLES AND FIRE DEPARTMENT

Our emergency vehicles have again requested that we keep our house numbers marked where it is visible! It is imperative and could save a life if they don’t spend time looking for an address. If the number of your home is on the front wall of your home, please make sure it is visible from the street. Keep your trees or bushes cleared or paint the house number on the street curb large enough where they can be easily read. The fire department  still requires you to have your trees trimmed so they can have easy access in case of a fire.
