Canyon Gate HOA Annual Meeting Recap: Hugh Durlam Re-Elected as Community Projects, Safety Efforts and Traffic Signal Advocacy Continue
For many Canyon Gate residents, the May 27 Annual Meeting was about more than elections and updates—it was a look at how community volunteers are working to keep important neighborhood projects moving forward while navigating financial challenges, safety concerns, and long-awaited infrastructure improvements.
One of the meeting's most significant developments was the re-election of longtime community volunteer Hugh Durlam to the Canyon Gate HOA Board. His decision to remain involved comes at a time when several community projects are underway and neighborhood leadership is focused on bringing key initiatives across the finish line.
Hugh Durlam Re-Elected to Continue Ongoing Community Efforts
Durlam told residents that he chose to seek another term because he wants to help ensure important projects are completed and community priorities continue moving forward.
After previously stepping back from a more active role, Durlam said he became concerned when some projects and tasks began stalling. With several initiatives currently in progress, he felt it was important to remain involved and help maintain momentum.
His remarks also included a call for greater resident participation.
Neighborhood associations rely heavily on volunteer involvement, and Durlam encouraged Canyon Gate residents to consider serving on committees and becoming more engaged in helping shape the community's future.
As Canyon Gate continues to address both short-term needs and long-term improvements, additional volunteer support could help expand the community's ability to tackle projects and resident concerns.
New Management Company Bringing Accounting Expertise
The meeting also included an update regarding the transition to Bedrock Association Management, which became Canyon Gate's management company after the community parted ways with Sterling in the fall of 2025.
Board members noted that accounting-related issues with the previous management company created challenges that affected several community processes, including delays in sending assessment notices to homeowners.
According to HOA leadership, Bedrock Management's accounting capabilities were a major factor in the selection process and are expected to provide stronger financial oversight moving forward.
The Board expressed confidence that the transition will help improve administrative operations and financial management for the community.
HOA Continues Addressing E-Bike and Scooter Concerns
One topic that generated discussion during the meeting was the growing concern surrounding e-bike and scooter use throughout Canyon Gate.
Board members emphasized that they are aware of resident concerns and have taken steps to address safety issues by filing a fines schedule with the county.
Residents were reminded that posted signs throughout park areas indicate a $500 fine for riding prohibited motorized devices in those locations.
However, HOA leadership also stressed the practical limitations of enforcement.
Board members explained that the association cannot physically pursue riders or act as a law enforcement agency. Instead, residents who observe violations are encouraged to document incidents by submitting photographs to the HOA when possible.
The Board noted that homeowners may be held responsible for fines associated with violations involving members of their household. Additionally, parents could face liability if a child operating an e-bike or scooter causes an accident resulting in injury or endangerment.
As e-bike use continues to grow in communities across Texas, Canyon Gate leadership said resident cooperation remains essential to maintaining safety in shared spaces such as parks, trails, and recreational areas.
Long-Awaited Traffic Signal Project Remains a Top Priority
Another issue that remains front and center for many residents is the planned traffic signal at the entrance to Canyon Gate.
HOA leadership reported ongoing communication with Fort Bend County Precinct 1 Commissioner Vincent Morales' office regarding the project, which has been under discussion for several years.
According to the update, the project experienced delays after county redistricting efforts in 2021 caused it to fall through administrative cracks.
While neighborhood leaders had hoped construction would begin after school concluded this year, the project has not yet reached the bidding stage.
The Board reported that plans for the signal have been approved, but the project has not yet been released for requests for proposals (RFPs), which is a necessary step before construction can begin.
For many residents, the signal remains one of the community's most important infrastructure priorities.
Board members noted that they have personally witnessed multiple near-miss accidents near the community entrance and continue advocating for the project due to ongoing concerns about speeding and reckless driving in the area.
After roughly seven years of discussions and planning, neighborhood leadership said they remain committed to pushing for progress and keeping the project visible with county officials.

While some projects have faced delays and challenges, Canyon Gate's leadership emphasized that work continues on several fronts—from financial oversight and community improvements to safety initiatives and transportation advocacy.
With Hugh Durlam returning to the Board and ongoing efforts to recruit additional resident volunteers, community leaders expressed optimism about keeping important projects moving forward while continuing to address issues that affect daily life for Canyon Gate homeowners and families.
