Burlington Store Planned for Kyle Park as Major Shopping and Dining Destination Grows Along I-35
Residents of Kyle and surrounding Hays County communities could soon have another place to shop for affordable clothing, shoes, home décor and everyday household essentials without traveling farther north into Austin or south toward San Marcos.
Burlington is planning a roughly 20,957-square-foot store at 255 Kyle Park Avenue, Suite 900, within Kyle Park, a new multi-use retail center under construction at the northwest corner of Interstate 35 and Bebee Road.
A filing with the Texas Department of Licensing and Regulation lists the Burlington project at an estimated cost of approximately $16.46 million. Construction is scheduled between July 1, 2026, and Sept. 1, 2027, although state filing dates, costs and project details can change as development moves forward.
Burlington has not announced an official grand opening date for the Kyle store.
What Burlington Could Bring to Kyle Shoppers
For local families, the planned store would add another off-price shopping option during a period of continued residential and commercial growth in Kyle.
Burlington sells clothing for women, men, juniors, children and babies, along with shoes, beauty products, accessories, home décor, bedding, gifts and seasonal merchandise. The retailer is known for offering brand-name and designer products at discounted prices, with merchandise changing regularly based on availability.
That rotating selection is an important part of how Burlington operates. Rather than stocking the same products throughout the year, the company purchases merchandise from a wide range of brands and suppliers. That means shoppers may find different clothing, home goods, luggage, baby products or seasonal items each time they visit.
The company began more than 50 years ago as Burlington Coat Factory in Burlington, New Jersey. While coats helped build the retailer’s original identity, the business expanded far beyond outerwear and later shortened its public-facing name to Burlington.
Today, Burlington operates more than 1,000 stores across the United States and Puerto Rico.
Kyle Park Is Planned as More Than a Traditional Shopping Center
The future Burlington would be one piece of a much larger Kyle Park development planned along Interstate 35, Bebee Road and Kohler’s Crossing.
The Kyle Park brochure describes the property as a new multi-use retail center combining large-format stores, restaurants, smaller retail spaces, residential units and a proposed hotel. Roads serving the development are expected to be completed in August 2026, according to the project’s May 2026 site plan.
Burlington is shown in the site plan alongside several other major retailers, including Dick’s Sporting Goods, HomeGoods, T.J. Maxx, Barnes & Noble, Boot Barn and EoS Fitness. The plan also identifies America’s Best, Milano Nails, Pacific Dental, Potbelly Sandwich Works, The Kebab Shop and OneTaco among the businesses included in the project.
Several additional businesses are labeled as proposed, meaning their plans may still change. Those include Ulta Beauty, DSW, Bath & Body Works, Shake Shack, Portillo’s, Raising Cane’s, Dave’s Hot Chicken, Olive Garden, LongHorn Steakhouse, Chili’s, BJ’s Restaurant, Ramen Tatsu-Ya, Paris Baguette and Urban Egg.
The development also includes plans for a four-story, 60,000-square-foot hotel and multiple areas designated for multifamily housing.
Hundreds of Homes Planned Within the Development
Kyle Park is not being designed solely as a place people drive to for shopping and dining.
The project brochure identifies a residential component with 421 units, along with approximately 6,000 square feet of ground-floor retail space planned within a vertical mixed-use building.
That mix could create a more walkable environment where some residents live near shops, restaurants and services. It may also help businesses within Kyle Park build a steady customer base beyond shoppers traveling along I-35.
For nearby residents, the broader development could make it easier to combine errands, meals, fitness activities and entertainment in one area.
Burlington’s Greater Austin-Area Presence
Burlington already operates several stores across the greater Austin area, including locations in Austin and nearby Central Texas communities.
The planned Kyle Park store would give shoppers in Kyle, Buda, Mountain City and other communities south of Austin another Burlington option closer to home.
Its arrival would also continue a broader shift in the local retail landscape. As Kyle’s population has grown, more national chains have begun treating the city as a destination of its own rather than simply a stopping point between Austin and San Marcos.
Why Kyle Park Matters to the Community
For Kyle residents, the importance of the project extends beyond the arrival of one more discount retailer.
A development of this size could create new jobs, generate additional sales-tax revenue and make more shopping, dining and services available within the city. It could also bring more customers to neighboring businesses and reduce the need for some residents to travel outside Kyle for routine purchases.
The planned combination of major retailers, restaurants, fitness facilities, housing and a hotel could make Kyle Park one of the most prominent commercial hubs in Hays County.
Still, residents should expect the tenant mix and opening schedule to evolve. The brochure notes that project information is subject to change, and several businesses shown on the site plan remain in the proposed or negotiation stage.
What Happens Next
Construction activity at Kyle Park is expected to continue through 2026 and 2027 as roads, buildings and tenant spaces move forward.
The Sept. 1, 2027, completion date in Burlington’s state filing refers to the anticipated construction schedule and should not be considered a confirmed store opening date. Burlington typically releases hiring and grand opening information closer to the time a new location is ready.
As Kyle Park develops, residents can expect additional announcements about tenants, construction milestones and opening dates.
