The Board wishes everyone a Merry Christmas and Happy New Year!!

ANNUAL MEETING

Our annual meeting on 11/8/21 did not have quorum so it is re-scheduled to happen on 12/7/21. If you can mail in your absentee ballot to PMG, that will be great. Board members will also try to visit neighbors to get signed proxies so to meet quorum for this annual meeting. The objective of the annual meeting is to elect and fill open Board positions, present 2022 budget for homeowner’s approval. And of course to hear from our homeowners and discuss any suggestions, ideas or problems they may have. Please see notification in TownSq for proxy form and email information to send them in. 

 

ASSESSMENT

As a reminder, annual assessment is due on January 1st of every year and late fees + interest will be added to your balance if payment is not posted to your account by 1/31/2022. The payment will have to be received by PMG’s processing center and posted to your account on or before 1/31/2022 to avoid late fees and interest, not the post-mark date you mail it or date you make an electronic payment since it take time for processing. So please mail you payment early to allow time for processing. Taking the payment physically to PMG DOES NOT expedite the process because PMG does not process the payments in their office that day, they simply mail it for you. 

The assessment is due even if you do not receive an invoice in mail. The invoice will be mailed sometime in early December. Not getting the bill in mail does not mean you don’t have to pay. Board thanks all those homeowners who have always paid timely and correct amount. In the past some small payment differences were written-off s if they are only a few days late but we will stop doing this as it is unfair to others who pay on time and pay correct dues amount. So please be aware that if you do not allow time for payment processing, a late fee + interest will be applied to your account every month until it is paid off.

 

STRAY ANIMALS

As the weather gets colder, a lot of animals are seeking warmer shelter. A lot of cats and kittens will actually climb into your car’s engine block to sleep to keep warm. It is always a good habit (if you park your car outside or on the driveway) to gently pound the hood before starting your car. This will startle any kittens hiding inside to run away. I have had many times having kittens, even small cats hiding there on winter nights and cold days, giving them a “notice to get away” will eliminate the chance to injuring them or displacing them in a strange place if they “hitch hike” in your car.

We understand there are people who do not like to have stray animals hanging around their yards or cars. If you see cats with left ear tip trimmed, that means they have already been spayed/neutered, this will eliminate future unwanted kittens, but please do not poison or kill these spayed/neutered cats. They actually help to control pests like rodents around our yards. There are friendly alternatives to keep them away – electronic devices that emit sound waves unpleasant to them so they avoid the area or other cat repellents to keep them away instead of harming them.

 

PREVENT CLOGGED PIPES

Most families cook big holiday meals around this time. We can help to prevent clogging of the sewer system by not putting cooking oil and grease down the sink or drain, but instead wipe and collect waste oil in glass jars and dispose them in garbage for small quantities, for large quantity like those used in deep fryers, you can take them to Harris County Household Hazardous Waste Collection Facility (6900 Hahl Road on West Little York just north of 290, you may need to check for opening schedule online or make appointment due to the pandemic); don’t put food scrapes into the sink, out them in the garbage. These small ways can help save thousands when it comes to repairing clogged pipes and waste back-ups. There are other tips in the MUD102 website as well and it is also a good time to register with MUD 102 for notifications and announcements if you haven’t done so.

 

MONTHLY MEETING

Our monthly meeting is always scheduled on 2nd Tuesday at 7 PM. The meetings are still expected to be a conference call instead of face-to-face meeting. Meeting information can always be found in our TownSq app. If you have not registered for an account in TownSq, it is easy and it can be downloaded as an app to your phone simply using your email and property account number assigned by PMG (it can also be found on your assessment bill) or you can contact PMG to obtain it.
