$34 Million AC Hotel by Marriott Moves Forward on East 7th Street in Austin
A hotel project that has been in the works for years on East 7th Street appears to be taking another significant step toward construction.
New state filings and comments from the development team indicate plans are advancing for a five-story AC Hotel by Marriott at 1612 E. 7th St. in East Austin, a project expected to bring 130 guest rooms along with a pool, meeting space and a ground-floor restaurant and bar.
A Texas Department of Licensing and Regulation filing, registered Aug. 17, lists approximately $34 million in estimated construction costs for the privately funded project. The filing describes an 86,797-square-foot, five-story commercial hotel planned for the property.
While the state filing lists a tentative construction start of Dec. 31, 2026, a representative for the ownership group told MySA that the development team currently expects to break ground closer to the second quarter of 2027.
The distinction matters: TDLR dates are estimates submitted as part of the state's architectural barriers registration process and can change as a project moves through design, permitting and construction.
130-room AC Hotel planned for East Austin
The property is being developed by BCP-ESK Concho LP, according to the TDLR filing. Marriott's own franchise disclosure records provide another important piece of the puzzle, listing an unopened “AC Hotel by Marriott Austin Downtown East” in Austin with BCP-ESK Concho LP as the franchisee.
Patel, who represents the project's ownership, told MySA that current plans call for 130 rooms, a swimming pool, meeting space and a first-floor restaurant and bar concept.
The hotel is still in the drawing phase, according to Patel, with the development team aiming to submit permit drawings to the City of Austin after Labor Day.
That means construction is not imminent, but the new TDLR registration provides fresh evidence that a project discussed for several years remains active.
The East 7th Street hotel has been years in the making
For those who have followed development along East 7th Street, the hotel isn't entirely new.
City of Austin records show the East Austin 7th Street Hotel has moved through the local planning process for several years. The roughly half-acre development site encompasses properties at 1604, 1606, 1610 and 1612 E. 7th St.
Earlier plans for demolition and hotel construction date back several years. MySA reports that demolition plans were filed in 2019, while earlier construction plans later expired before revised plans were resubmitted to the city in 2024.
The project also appeared before the Austin Planning Commission in 2023, when commissioners considered a conditional-use permit associated with a cocktail lounge at the planned hotel.
City documents identified the property at 1612 E. 7th St. as a five-story hotel within the Plaza Saltillo Transit-Oriented Development area. The Planning Commission approved staff's recommendation for the conditional-use permit on a 10-0 vote.
Some homes remain on portions of the proposed development site and would need to be removed before hotel construction begins, Patel told MySA.
What is AC Hotels by Marriott?
The Marriott affiliation also helps clarify what kind of hotel is envisioned for the site.
AC Hotels by Marriott is one of Marriott International's design-focused select-service brands, with more than 225 hotels across 33 countries and territories, according to Marriott.
The concept has European and Spanish influences and is built around contemporary, streamlined spaces rather than a traditional full-service hotel format. Typical properties feature an AC Lounge, designed as a gathering space for guests and locals, as well as the AC Kitchen, which serves a European-inspired breakfast.
Marriott describes the brand as emphasizing purposeful design, flexible common areas, curated artwork and a more pared-down guest experience.
The proposed restaurant and bar at the East Austin property could also give the project a more public-facing component beyond its hotel rooms, although details about the concept have not yet been announced.
New hotel would join a rapidly evolving East Austin corridor
The proposed location places the hotel along one of Central East Austin's most active commercial corridors, east of downtown and near the Saltillo district.
East 7th Street has changed substantially over the past several years as new restaurants, apartments, shops and hospitality projects have joined longtime homes and businesses. The hotel site's proximity to the Saltillo transit station also places it within an area where Austin planning policies have encouraged denser, transit-oriented development.
The latest filing does not mean construction is guaranteed to begin on the dates listed with the state, particularly given the project's long planning history.
For now, however, the combination of a newly registered $34 million construction project, Marriott's documentation of the planned AC Hotel and the development team's preparations for city permit review provide a clearer picture of what could eventually rise at 1612 E. 7th St.
If the development team's current schedule holds, groundbreaking could take place in spring 2027. The TDLR filing lists Dec. 31, 2030, as the estimated completion date.
As with most projects at this stage, design details, construction costs, amenities and timelines remain subject to change as plans move through permitting and construction.
