WorkHub Cinco Ranch Plans Office-Warehouse Development on Westheimer Parkway in Katy
A new kind of workspace is planned for the Cinco Ranch area, offering local entrepreneurs, contractors and growing companies room to operate closer to the communities they serve.
WorkHub Cinco Ranch is expected to bring two office-warehouse buildings to neighboring properties at 25535 and 25539 Westheimer Parkway in Katy. Together, the planned buildings represent an estimated $6.88 million investment and approximately 52,912 square feet of new commercial space in Fort Bend County.
For residents, the project could mean more than additional construction along a familiar corridor. Flexible industrial space can give locally owned businesses, service providers and e-commerce operators a place to store equipment, manage inventory and handle daily operations without moving farther into the Houston region.
Two WorkHub Cinco Ranch Buildings Planned on Westheimer Parkway
Project filings describe two new pre-engineered metal buildings with office and warehouse spaces.
Building A, planned for 25539 Westheimer Parkway, is expected to total 26,456 square feet. Building B, planned for 25535 Westheimer Parkway, is also expected to contain 26,456 square feet.
Each building carries an estimated construction cost of $3.44 million. Construction is currently scheduled to begin Sept. 30, 2026, with completion targeted for Sept. 30, 2027.
RB Architect, PLLC is listed as the design firm for the WorkHub Cinco Ranch project.
The filings describe the work as new construction. Detailed information about the number of individual suites, leasing timelines and future tenants at the Katy development has not yet been announced.
Flexible Space for Small and Mid-Sized Businesses
WorkHub specializes in small- and medium-bay industrial properties that combine warehouse capacity with office space. Its facilities are intended for businesses that need more functionality than a conventional office but less space than a large distribution center or industrial complex.
Potential users can include logistics companies, HVAC businesses, online retailers, technology firms, creative companies and specialty or sports-related operations. Flexible layouts are designed to allow businesses to adjust their space as staffing, inventory and customer demand change.
That model may be especially relevant in the growing Katy and Cinco Ranch area, where many entrepreneurs serve customers throughout Fort Bend County and West Houston. A nearby office-warehouse suite could help those businesses reduce travel time while keeping employees, equipment and operations in one location.
WorkHub says its properties emphasize efficient layouts, modern infrastructure and higher-end finishes. The company also describes its developments as business communities where operators can work near other entrepreneurs facing similar stages of growth.
Cinco Ranch Project Is Part of a Larger Texas Expansion
WorkHub Cinco Ranch is one of four developments the company announced as part of its latest Texas expansion.
The Woodlands-based company is also developing WorkHub 1488 in Magnolia, WorkHub Frassati in Spring and WorkHub Pflugerville in the greater Austin area. Collectively, the four locations are expected to add 127 suites and approximately 256,274 square feet to WorkHub’s portfolio.
The average suite across the new developments is expected to contain about 2,000 square feet, although the specific suite configuration for WorkHub Cinco Ranch has not been released.
WorkHub said the locations were selected in high-growth areas where demand remains strong for adaptable space serving small and mid-sized companies. The expansion also reflects the broader role these businesses play in growing suburban communities, from home-service companies and specialty contractors to online retailers and local professional firms.
What WorkHub Cinco Ranch Could Mean for the Katy Area
The project adds another layer to the continued commercial growth along Westheimer Parkway and in the surrounding Cinco Ranch area.
Unlike a traditional retail development, WorkHub Cinco Ranch is expected to operate behind the scenes for many of the businesses residents rely on. A future tenant might store products for an online shop, dispatch technicians to nearby neighborhoods or manage a growing company from an office connected directly to its warehouse.
For business owners, that combination can make day-to-day operations easier. For the community, it may help retain growing companies, support local employment and create space for new enterprises to establish themselves near Katy customers.
Construction dates remain subject to change, and no opening or leasing date has been confirmed.
