What is Curb Appeal?
Curb appeal is the attractiveness of the exterior of a house or commercial building as seen from the street. It is important in sales of properties as it is the first impression of the property to any prospective buyer. It is also important for neighborhoods to maintain the attractiveness of the community in general not only for prospective buyers but to also maximize the value of the homeowner’s investment. Listed below are a few examples of how to improve your home’s curb appeal.
Painting
A fresh coat of paint can be a pretty big job but is a huge factor in curb appeal. It is a big detractor if it is peeling and faded. Don’t forget even if you are repainting the same color you still need to submit the ACC form to ACMP with a paint sample. Per the deed restrictions this must be submitted and approved prior to the work being done. You can find copies of both in the blue drop down box top right of this newsletter under ACC forms.
Plants and Lawns
Also a large factor in curb appeal. Lawns should be neatly mowed and maintained so that they look healthy and attractive. Plants give a very positive impression also. You don’t need a lot of them to make a difference but they do need some TLC! Lawn and flower beds must be maintained on a regular basis so that they are neat, free of weeds etc. You can refer to documents mentioned above.
Extraneous Stuff
A huge detractor for a home and it’s curb appeal is extraneous items left in front of the house. This includes garbage cans left out all the time, children’s toys left in the driveway, grills etc. Basically anything that is being inappropriately left or stored outside that can be seen from the street. It only takes a few minutes to move things into the garage or behind your fence at the end of the day. Have a thought for neighbors across the street who see these things every time they look out of their window. This is also listed in the guidelines mentioned above.
