Amplify Tomball Opens With 170 Build-to-Rent Townhomes as Northwest Houston Housing Options Expand

Tomball residents have another housing option entering the local market, this one designed for renters who want more space and privacy than a traditional apartment without taking on homeownership.

Ascendant Development announced Aug. 20 that construction is complete on Amplify Tomball, a 170-unit build-to-rent townhome community at 17318 N. Eldridge Parkway in Tomball. The gated development is now leasing, adding a sizable collection of new rental homes to a part of northwest Harris County that continues to attract residential development. 

The project is notable not simply because of its size, but because it reflects a broader shift in suburban housing. Build-to-rent communities have become increasingly visible around Greater Houston, offering single-family or townhome-style living to households that may want garages, additional square footage and neighborhood amenities while continuing to rent.

For Tomball, that means another type of housing entering the mix alongside apartments, established subdivisions and newly built single-family communities.

What Amplify Tomball Includes

Amplify Tomball includes 170 three-story townhomes, each with an attached one- or two-car private garage. One-bedroom floor plans begin at approximately 1,020 square feet, while two-bedroom layouts extend to about 1,390 square feet, according to Ascendant Development.

Interior features listed by the developer include luxury vinyl plank flooring, LED lighting, granite countertops, modern backsplashes, undermount sinks and stainless-steel energy-efficient appliances.

Shared amenities include a clubhouse, saltwater swimming pool, fitness center, yoga and spin room, demonstration kitchen, game and club rooms, dog park and professionally managed high-speed Wi-Fi throughout the property. 

Those features place Amplify Tomball firmly in the higher-end portion of the Tomball rental market, where developers are increasingly trying to replicate some of the conveniences and space traditionally associated with homeownership.

Richard Owen, principal of Ascendant Development, said the company selected the area because of its growth, schools and surrounding residential market.

“Amplify Tomball reflects Ascendant's focus on building upscale communities in fast-growing submarkets with strong schools and high barriers to entry,” Owen said. “Surrounded by neighborhoods with homes valued at $1 million and up, Amplify Tomball offers residents the space and privacy of suburban living, without the commitment of homeownership or the drive to Houston's job and retail corridors.”

Another Sign of Tomball’s Changing Housing Landscape

For longtime Tomball residents, the addition is part of a larger story unfolding across the northwest Houston suburbs.

Areas surrounding Tomball, Cypress and northwest Harris County have steadily added new subdivisions, multifamily communities, retail centers, schools and employment opportunities. The result has been a wider range of housing types than the area offered a generation ago.

Build-to-rent communities fall somewhere between a conventional apartment complex and a traditional single-family subdivision. Residents lease their homes, but many properties are designed with private entrances, garages, multiple floors and outdoor or community amenities that make them feel more residential.

That model can appeal to people relocating to the Houston area, households saving for a home, residents who prefer not to handle property maintenance or those who simply want more flexibility than homeownership provides.

For nearby homeowners, new residential communities also bring familiar questions about traffic, infrastructure, schools and commercial growth. Those impacts often become clearer over time as developments fill with residents and surrounding businesses respond to additional demand.

Ascendant Development Has Been Expanding Across Greater Houston

Amplify Tomball is not Ascendant Development’s first project in the Houston area.

The privately held, vertically integrated real estate company develops, invests in and constructs luxury multifamily, student housing and build-to-rent communities. Its Houston-area portfolio has included projects such as Haven at Elginnear the University of Houston, a 200-unit student housing development completed in 2023, along with other multifamily properties around the region. 

The company has also expanded its build-to-rent footprint in communities including Kingwood and the Missouri City area. Ascendant’s own project updates list Amplify Tomball alongside Preserve at Hwy 6, Preserve at Woodridge and other recent Texas developments. 

That makes the Tomball project part of a broader strategy rather than a one-off development.

What Happens Next

With construction finished, Amplify Tomball is now leasing, and prospective residents can tour the property and review available floor plans through the on-site leasing office or the community’s website. 

For the surrounding community, the more lasting question will be what developments like Amplify Tomball say about where Tomball is headed.

As more people move into northwest Houston, developers are responding with housing that sits between apartments and homeownership — and the completion of 170 additional townhomes on North Eldridge Parkway is another visible sign of that evolution.
