The Ridge near Niederwald is expected to become one of the largest new master-planned communities in Central Texas, with plans for more than 6,200 homes, extensive parkland, future school sites and commercial development near State Highway 21 and State Highway 130.

For families, commuters and property owners in eastern Hays County, the project could shape housing availability, school planning, traffic patterns and access to neighborhood services for years to come.

Newmark announced July 15 that it arranged the sale of the 1,736-acre development site between Walton Global and Wilson Capital. Newmark Director Steven Boice brokered the transaction. The sale price was not disclosed.

Residential construction is expected to begin in late 2026. First America Homes and Hakes Brothers have already committed to building within the development.

What Is The Ridge Near Niederwald?

The Ridge is a planned mixed-use residential community near Niederwald, Texas, designed to include more than 6,200 single-family homes, a 13-acre amenity center, 119 acres of parks and open space, and approximately 60 acres for future commercial and multifamily development.

The project is also expected to include nature trails, a community hall and a fishing camp, creating recreation and gathering spaces within the neighborhood.

“The Ridge will be a defining master-planned community for Central Texas,” Boice said. “Its thoughtful layout will meet the needs of homebuilders, retailers and residents for years to come.”

The size of the development means The Ridge could eventually function much like a small Central Texas town. Its full population will depend on household size, construction pace and the number of homes completed over time.

Why The Ridge Matters to Niederwald and Eastern Hays County

The Ridge represents more than another subdivision. Its scale could influence how eastern Hays County grows and how public infrastructure keeps pace with that growth.

New housing near Niederwald may give buyers more options outside Austin, Kyle and Buda, particularly for people who work along the SH 130 corridor or in eastern Travis County.

At the same time, a development with thousands of homes is likely to increase demand for roads, utilities, public safety services and schools. Residents will be watching how quickly that supporting infrastructure is built and whether it keeps pace with new rooftops.

The project may also affect nearby land values, retail demand and development patterns around Niederwald, Lockhart and the eastern edge of the Austin metropolitan area.

Land Reserved for Future Hays CISD Schools

The Ridge includes 57 acres reserved for possible educational facilities within Hays Consolidated Independent School District.

The land includes potential sites for an elementary school, middle school and high school. However, no campuses have been formally approved or scheduled for construction.

Any future school development would depend on Hays CISD enrollment projections, funding, attendance boundaries, land agreements and long-range facility planning.

For families considering homes in The Ridge, future school assignments will depend on district decisions made as the community develops.

The early reservation of land may give Hays CISD more flexibility in a part of the district where continued residential construction could bring substantial enrollment growth.

Location Near SH 21 and SH 130 Connects Residents to Austin

The Ridge is planned near State Highway 21 and State Highway 130, placing the community within commuting distance of Austin-Bergstrom International Airport, downtown Austin and major employment centers in eastern Travis County.

That includes Tesla’s Gigafactory Texas and the expanding manufacturing and logistics corridor east of Austin.

The location may appeal to homebuyers searching for new homes near Niederwald, homes near SH 130 or housing options near the Tesla Gigafactory.

For commuters, SH 130 can provide an alternative to some of the most congested portions of Interstate 35. However, the project’s size also raises practical questions about local road capacity and how surrounding transportation networks will handle additional traffic.

More detailed infrastructure plans are expected as individual phases of The Ridge move through the development process.

Parks and Trails Are Central to the Community Plan

The Ridge is expected to include 119 acres of parks and open space, offering residents access to outdoor recreation within the development.

Plans call for nature trails, a community hall and a fishing camp. These features are intended to create places where families and neighbors can gather without leaving the community.

The development also includes a planned 13-acre amenity center. Specific details about pools, sports facilities or other features have not yet been released.

For prospective residents, the timing of those amenities will matter. Large master-planned communities are often built in phases, and parks, retail areas and community facilities may open gradually as new sections are completed.

Commercial and Multifamily Development Planned

Approximately 60 acres within The Ridge have been designated for future commercial and multifamily uses.

Those areas could eventually support apartments, restaurants, shops, offices or neighborhood services, though no specific tenants or commercial projects have been announced.

The commercial component could reduce the need for residents to travel farther for everyday services while also creating new business opportunities near Niederwald.

Its success will depend on the pace of home construction, population growth and demand from retailers and service providers.

In the sale of The Ridge, Newmark served as the real estate intermediary between Walton Global and Wilson Capital. It is not the developer or homebuilder.

Austin-Area Job Growth Continues to Support Housing Demand

The Ridge is being planned as the Austin region continues to add jobs and residents.

According to Newmark Research, the Austin metropolitan area ranked first among the nation’s 50 largest metro areas for job growth in 2025, adding approximately 27,200 jobs. That represented an annual increase of about 2%, based on U.S. Bureau of Labor Statistics data.

Continued hiring and economic activity in Austin, eastern Travis County and the SH 130 corridor are helping drive demand for new housing in Hays and Caldwell counties.

Many buyers are looking farther outside central Austin for new construction, larger lots or lower-cost options while remaining connected to major employment centers.

That trend has helped fuel interest in new master-planned communities near Austin, including projects along SH 130 and State Highway 21.

When Will Construction Begin at The Ridge?

Residential construction at The Ridge is expected to begin in late 2026.

First America Homes and Hakes Brothers have been named as participating builders. Home prices, floor plans, model home openings and first move-in dates have not yet been announced.

Because The Ridge is a large, phased development, construction is expected to unfold over several years.

Future announcements may include road improvements, utility work, subdivision phases, school planning, park construction, commercial projects and additional homebuilders.

What Happens Next

The next major step will be the start of residential construction and the release of more detailed development plans.

Residents and prospective homebuyers can expect future information about home availability, community amenities, transportation improvements and the timing of commercial development.

Hays CISD may also provide more details in future years if enrollment growth creates a need for campuses on the 57 acres reserved for education.

For Niederwald and the surrounding area, The Ridge marks another significant chapter in the eastward and southward expansion of the Austin metropolitan region.

The project promises thousands of new homes, parks and future services, but its long-term community impact will depend on how closely roads, schools, utilities and public services keep pace with development.
