Texas Heritage Marketplace Lands Three More Retail Tenants as Katy’s Newest Regional Destination Takes Shape
For families across Katy, Fulshear, Jordan Ranch, Tamarron, Cross Creek Ranch, Willow Creek Farms and surrounding communities, the steady stream of announcements coming from Texas Heritage Marketplace continues to signal something bigger than new storefronts. It represents the continued transformation of West Katy into a more connected, self-sufficient community where shopping, dining and everyday services are increasingly available closer to home.
Houston-based NewQuest has announced that Mattress Firm, James Avery and The Kebab Shop have officially signed long-term leases at Texas Heritage Marketplace, further expanding the tenant roster at the $400 million mixed-use development under construction along Interstate 10 and Texas Heritage Parkway.
The new agreements secure 3,850 square feet for Mattress Firm, 2,450 square feet for James Avery and 2,100 square feet for The Kebab Shop, filling prominent retail space within a development that is rapidly emerging as one of the region’s most significant commercial projects.
Leasing Momentum Continues at Texas Heritage Marketplace
The latest signings come as construction progresses across the 165-acre development, which spans more than 750,000 square feet of retail, dining and service-oriented space and features approximately 2,900 feet of frontage along Interstate 10.
According to NewQuest, commitments and signed leases now account for a substantial portion of the marketplace, reflecting strong retailer confidence in the long-term growth of the Katy-Fulshear corridor.
The leasing effort is being led by Bob Conwell, senior vice president, and David Meyers, managing director of leasing and development partner for NewQuest.
The three newest tenants transition from early commitments to fully executed long-term leases, representing another milestone for a project that has steadily attracted national retailers, regional brands and local favorites since breaking ground.
Three Familiar Brands Headed to West Katy
Mattress Firm
Founded in Houston in 1986, Mattress Firm has grown into one of the nation's largest specialty mattress retailers, offering a wide selection of sleep products and bedding solutions. Its arrival adds another home-focused shopping option for residents in West Katy and Fulshear.
James Avery
A Texas institution since 1954, James Avery is known for handcrafted jewelry inspired by faith, family, milestones and Texas traditions. Headquartered in Kerrville, the company has built a loyal following across the state, making its addition a recognizable and distinctly Texas presence within the development.
The Kebab Shop
Founded in San Diego, The Kebab Shop is a fast-casual Mediterranean restaurant known for its customizable wraps, bowls and plates, fresh ingredients, and popular house-made sauces. With several Houston-area locations already operating in West University, Vintage Park and Cypress, the growing chain has earned a loyal following for favorites like its signature San Diego Wrap, Super Duper Bowl and Crave Fries.
Why These Leases Matter for Katy and Fulshear Residents
The significance of these lease signings extends beyond the individual businesses themselves.
Texas Heritage Marketplace is positioned as the first major regional retail development serving several of West Katy’s largest and fastest-growing master-planned communities, including Jordan Ranch, Tamarron, Willow Creek Farms and Cross Creek Ranch. As residential growth continues to push westward, demand for nearby shopping, dining and services has followed closely behind.
The development is strategically located along Texas Heritage Parkway, the recently completed 6.5-mile corridor connecting Interstate 10 and FM 1093. The roadway has quickly become a major transportation artery for the area, providing direct access between growing communities throughout Katy and Fulshear. Project materials describe the corridor as a key intersection where much of West Katy's traffic converges.
The site also benefits from its location approximately four to five miles west of Katy's existing concentration of major retail, helping bring shopping and dining options closer to emerging neighborhoods.
For residents, that means fewer trips across town and a growing collection of amenities becoming available closer to where they live, work and raise their families.
A Regional Destination Taking Shape
When Texas Heritage Marketplace first broke ground, NewQuest envisioned the project as more than a shopping center. Plans call for a mixed-use destination that combines retail, restaurants, residential components, medical offices and community gathering spaces into a single development.
One of the project's most distinctive features is a preserved Heritage oak tree that was relocated and incorporated into the center of the development, creating a focal point intended to serve as a community gathering place.
The newest leases join an increasingly impressive lineup of announced tenants. Site plans currently include Target, Lowe's, Sam's Club, Academy Sports + Outdoors, Burlington, Ulta Beauty, Spec's, EoS Fitness, Texas Roadhouse, Olive Garden, Cheddar's, Escalante's, Tony C's, Jersey Mike's, Kilwins and several additional retailers and restaurants in various stages of leasing and development.
The project also sits near several major employers, including Amazon's 855,000-square-foot distribution center located less than two miles away, further supporting the marketplace's role as a regional commercial hub.
