With new tenant details emerging and construction accelerating, the $400 million Texas Heritage Marketplace is moving closer to becoming the commercial heart of west Katy’s next chapter.
A Development Designed Around Growth in West Katy
Located along Interstate 10 and Texas Heritage Parkway, Texas Heritage Marketplace was strategically planned to meet the demands of explosive residential growth in west Katy. Since 2020, the surrounding trade area has seen dramatic expansion, with thousands of new homes and families moving into communities like Jordan Ranch, Tamarron, Cross Creek Ranch, Cane Island, Firethorne, and Young Ranch.
According to project materials, the development sits within a five-mile radius of more than 144,000 residents, with household growth increasing by 65% between 2020 and 2025. That growth—and the lack of nearby large-scale retail—has created a gap the project is designed to fill.
NewQuest Properties, the Houston-based developer behind the project, has emphasized from the beginning that Texas Heritage Marketplace is not just another shopping center. Instead, it’s intended to function as a regional hub—one that reflects both the scale of growth and the lifestyle expectations of west Katy families.

- Retail anchors and major stores: Target, Lowe’s Home Improvement, Academy Sports + Outdoors, Burlington, Ulta Beauty, Spec’s, and a membership-based wholesale club expected to be Costco
- Dining and quick-service options: Chedder’s, Olive Garden, Texas Roadhouse, Whataburger, Chick-fil-A, Jersey Mike’s, CAVA, The Kebab Shop, and Biscuit Belly
- Coffee and specialty concepts: 7 Brew Coffee, Merit Coffee (proposed), and additional future quick-service restaurants
- Health and wellness: EoS Fitness (40,000 SF), Milano Nail Spa, and a proposed 50,000–70,000 SF medical office building
- Everyday services: Chase Bank, James Avery, Mattress Firm, dental office space, veterinary clinic, and shipping/postal services

Renderings show shaded seating, open lawns, and pedestrian-friendly walkways, suggesting a design that encourages lingering, not just errands. For many families in Katy and Fulshear, that kind of space has traditionally required a drive further east.

Within two miles of the site, Amazon has opened an 855,000-square-foot distribution facility employing approximately 1,500 workers. Nearby industrial and commercial growth—including Tesla’s presence in the broader region—further reinforces the area’s trajectory.
Combined with planned TXDOT entrance and exit ramps directly serving the development, accessibility is expected to improve as the project nears completion.

Construction is ongoing across multiple components of Texas Heritage Marketplace, with staggered openings expected to begin as early as fall and continue into 2027.
The multi-tenant retail phase—along with Heritage Grove and junior anchor spaces—is currently targeting a first-quarter 2027 delivery. Preleasing activity has already surpassed 90%, a signal of strong retailer confidence in the project and the surrounding community.
