Meetings of the Northmead Village Board of Directors are held on the fourth Wednesday every other month and we encourage all residents to attend the meetings, either to address the Board or just to listen and know what is going on. The executive session begins at 6-6:30 PM with the open session starting at 6:30 PM. The meetings are held at the Copperfield Community Center located at 15409 Willow River Drive or on Zoom. All residents are welcome and encouraged to attend the meetings. If you have a specific item that you would like to address with the Board, you may call Graham Management at 713-334-8000.
(NM) NORTHMEAD HOA ANNUAL MEMBERS MEETING AND BOARD MEETING
The Northmead Board decided to postpone our annual meeting until Wednesday, September 22, 2021, it will be held on zoom again this year. Please check your mail and https://graham.cincwebaxis.com for additional information on this date.
(NM) NORTHMEAD VILLAGE WEBSITE
Northmead Village Association has an additional website beginning August 1, 2021. That website address is https://graham.cincwebaxis.com. Please make sure to register anytime to ensure that you stay up-to-date on community news. This new site will have the ability to send broadcast text messages as well as emails. It will contain the Association’s governing documents, forms and other helpful information. You will also be able to see your individual account details and submit ARC applications.

RULES FOR THE YARD OF THE MONTH CONTEST
The Yard-Of-The-Month (YOM) program has been established to recognize the efforts of residents within Northmead Village, whether they are homeowners or tenants, who demonstrate a clear and consistent desire to maintain or improve their respective properties above normal expectations. The Northmead Village HOA would like to give you the recognition you deserve for creating a beautiful, well-kept yard. This is a great way to improve the value of your home and make our neighborhood a better place to live.
(NM) PLUM LAKE PARK
The new play structure has been installed at the Plum Lake Park unfortunately the new swing set has been delayed a month due to part shortages caused by the pandemic.
(NM) FALL GARAGE SALE
Fall garage sale will be Saturday, October 9, 2021 from 7 AM to 3 PM. Rain date is October 16th. (NM) POOL SCHEDULE FOR SEPTEMBER Week-ends only September 1st-26th: Saturdays: 12-7 PM Sundays: 12-7 PM Labor Day: 10 AM-7 PM Splash Pad Sept. thru Oct. - open daily 10 AM-9 PM
(NM) HALLOWEEN DECORATING CONTEST
The Northmead Board will have a couple of the volunteers driving thru community to judge the Halloween Decoration Contest on October 27th-30th during the evening. There will be a 1st & 2nd prize for each of the three sections of Northmead.
(NM) STORAGE OF AUTOMOBILES, BOATS, TRAILERS, OTHERS VEHICLES & EQUIPMENT
Section 19 of the Northmead Bylaws state: No automobiles, trailers, campers, motorcycles, buses, trucks, tractors, recreational vehicles, inoperative vehicles, equipment or machinery of any kind, camp rigs off truck, boat rigging or any item deemed offensive by the ARC, shall be stored permanently or semi-permanently on any public street, right-of-way or driveway. Permanent or semi-permanent storage of such vehicles or items must be screened from public view either within the garage or behind a solid fence. Semi-permanent storage is defined as the storage without movement for a period not exceeding forty-eight (48) hours.
(NM) PLEASE DON’T’ BLOCK THE SIDEWAY OR DRIVEWAY
With more people working from home due to Covid, Graham Management is getting more complaints about residents blocking the sidewalk with trash bags or lawn trimmings plus vehicles blocking the driveway while our homeowners are out walking the neighborhood. Please be courteous and put your trash bags & lawn clips on the edge of you driveway and if necessary park your car in the street.
(NM) DOG LEASH LAW
There have been many complaints about dogs are running loose in the neighborhood. If this is the case, call animal control! If you are walking your dogs, keep them on a leash at ALL times. This is a deed restriction and also against Harris County Leash Law. Be considerate of others. Many children are afraid of animals and also people in the neighborhood do not appreciate dogs running around loose in their lawns. Please pick up after your dogs, no one wants to step in your dog’s poop. Dog Waste Stations have been instated in both parks for your use.
(NM) HOME IMPROVEMENT REQUIREMENTS
Summer is here and if you are doing some seasonal cleaning or planning changes to your home, here is the Exterior Maintenance Guidelines Approved by the HOA: All improvements on a lot must be the maintenance in a state of good repair and shall not be allowed to deteriorate. Repairs shall include, but not be limited to, the following:
- All painted surfaces must be clean and smooth with no discolored or bare areas or peeling paint and all surfaces must be free of mildew.
- All rotted and damaged wood must be replaced and any damaged brickwork repaired.
- Gutters must be kept in good repair and not allowed to sag or hang down.
- Roofs must be maintained in good repair with no missing or curling shingles.
- All glass surfaces must be whole.
- Garage doors must be undamaged and in good repair.
- Fences and gates must be kept in good repair.
- Sidewalks, driveways, and curbs must be clean and undamaged. Seams must be kept free of weeds.
- Lawns must be kept mowed, edged and weed-free, flower beds must be kept free of weeds, and shrubs and trees must be kept trimmed.
- There shall be no storage of clutter and debris in public view.
- Mailboxes must be maintained in good repair.
- Trash cans shall be stored out of public view except on collection day. ARC application forms can be obtained on the website: www. northmeadvillage.org/docs.html.
Before making improvements or changes that may be impacted by our deed restrictions, you can call Graham Management at 713-334-8000 for assistance. They will be happy to advise you and provide the forms needed for approval of your renovation. Remember that you (the owner) are responsible for the cost of removing or redoing any unapproved changes.
