North Houston Commerce Park Expansion Continues With $33 Million Warehouse Project
North Houston Commerce Park is continuing to take shape, and a newly filed construction project points to just how much more industrial development is still ahead along this stretch of FM 1960.
A 553,088-square-foot office and warehouse building is planned at 3351 W.W. Thorne Drive in Houston, according to a Texas Department of Licensing and Regulation filing. The project, identified as North Commerce BTS, carries an estimated construction cost of $33 million and is scheduled to begin Nov. 27, 2026, with completion anticipated by Nov. 26, 2027.
For residents who regularly travel FM 1960 through the Humble and North Houston area, the filing is another sign that the large tract surrounding North Houston Commerce Park is moving from plans on paper into a much more active employment and logistics hub.
553,088-Square-Foot Building Planned for W.W. Thorne Drive
The filing describes the project as new construction of a one-story shell building for future build-out as office and warehouse space, along with parking and other site work.
At more than half a million square feet, the building would be sizable even by Houston-area industrial standards. The filing lists Scannell Properties as the owner, connecting the project with a developer whose work centers heavily on large industrial, logistics and build-to-suit facilities.
Scannell Properties is a privately owned international commercial real estate developer founded in 1990 and headquartered in Indianapolis. The company specializes in build-to-suit and speculative projects across the industrial, office and multifamily sectors and says it has developed more than 140 million square feet since its founding, with more than $5 billion in annual development volume.
That experience includes a growing Texas footprint. Earlier this year, Scannell completed a 301,140-square-foot facility for Porsche Cars North America at its Speedway III Industrial Park near Texas Motor Speedway in Fort Worth. The company is also developing the Chambers99 Logistics Center near Baytown, a planned seven-building industrial project spanning 112 acres along the Grand Parkway.
The Project Fits Into a Much Larger North Houston Commerce Park Plan
The North Commerce BTS filing comes as North Houston Commerce Park itself is undergoing a significant expansion.
Partners Capital originally acquired 153 acres for Phase I in September 2024. In December 2025, the investment arm of Partners Real Estate announced that it had purchased another approximately 36 acres directly across FM 1960, creating Phase II of the master-planned industrial development.
That acquisition brought the overall North Houston Commerce Park footprint to roughly 189 acres on both sides of FM 1960.
Partners said the Phase II property would share a newly constructed signalized intersection with Phase I and could accommodate a variety of industrial formats, including large cross-dock warehouses as well as smaller and mid-bay industrial buildings.
The expansion was driven in part by interest Partners said it received following the original land purchase.
“Since the acquisition of the 153-acre Phase I site in September 2024, we have been overwhelmed by the demand we have received from various users and developers,” Dan Moody, Partner and Managing Director of Partners Land Fund, said when the additional acreage was announced.
Moody said controlling land on both sides of FM 1960 would allow the development team to coordinate infrastructure, access and entitlements while accommodating a broader mix of industrial users.
Multiple Industrial Projects Are Now Moving Through the Development Pipeline
The Scannell project is not the only major construction activity emerging at North Houston Commerce Park.
In May, commercial real estate publication Connect CRE reported that Adkisson Group was under contract for approximately 25 acres within the development, with plans for 11 warehouse buildings ranging from about 25,000 square feet to more than 150,000 square feet.
That project was expected to break ground around August, with all 11 buildings planned for simultaneous construction and delivery within roughly 12 to 14 months. Two of the warehouses were planned to be crane-ready and include outdoor storage.
Taken together, the projects point toward North Houston Commerce Park becoming considerably more built out over the next several years rather than remaining a single warehouse development.
For nearby residents, that can mean a visible change along FM 1960 and W.W. Thorne Drive, along with additional construction traffic in the nearer term and potentially more employees, commercial vehicles and economic activity once projects begin opening.
Why North Houston Is Drawing Industrial Development
North Houston's location has long made it attractive for warehouse and distribution users. The area offers access to FM 1960, Interstate 45, Hardy Toll Road connections and George Bush Intercontinental Airport, while remaining within the broader Houston distribution network.
For industrial developers, that combination is particularly useful for companies that need to move products throughout Greater Houston while maintaining convenient access to regional and national transportation routes.
The North Houston Commerce Park site also gives developers something increasingly difficult to assemble in established portions of the metropolitan area: large contiguous tracts capable of supporting modern industrial buildings, truck courts, parking and supporting infrastructure.
Partners Capital has said its Land Fund I strategy focuses specifically on acquiring land in growth corridors where value can be added through entitlements and infrastructure improvements.
The fund has also acquired the 152-acre Waco Gateway Park and 120 acres along the Aggie Expressway at FM 1774.
Scannell Brings More Large-Scale Logistics Experience to the Houston Area
The North Commerce BTS project would add to Scannell Properties' recent industrial activity across Texas and the Southeast.
The company develops both speculative buildings — constructed before a specific tenant is secured — and build-to-suit projects designed around the needs of an identified user. Its portfolio includes facilities for major national and international companies, including FedEx, Best Buy, GE, Nestlé and General Mills.
In 2026 alone, Scannell has advanced major logistics projects in Texas, Georgia and Ohio, including a planned 1.1 million-square-foot first phase at Ridgeway Logistics Park near Savannah and a 1.18 million-square-foot initial building at Commercial Point near Columbus.
The North Houston filing does not identify the future occupant of the 553,088-square-foot building, and the description of the project as a shell indicates that additional interior work could follow before a tenant begins operations.
What Happens Next at North Houston Commerce Park
If the current schedule holds, construction on the North Commerce BTS project would begin shortly after Thanksgiving 2026 and continue for approximately one year.
The project joins several pieces of North Houston Commerce Park now moving forward at different stages, from infrastructure improvements and land development to individual warehouse construction.
That makes the coming year an important one for anyone who lives, works or drives through this part of North Houston. What was once largely undeveloped acreage surrounding FM 1960 is steadily being repositioned for industrial and logistics use, with projects now measured not just in acres, but in hundreds of thousands of square feet.
