New Telge Oaks Business Park Planned Along Telge Road in Cypress With Eight Industrial Buildings
For Cypress businesses looking for room to grow without leaving the community, another option is taking shape along one of the area's increasingly important commercial corridors.
Telge Oaks Business Park is planned for 18023-18051 Telge Road in Cypress, where current marketing materials call for eight freestanding industrial buildings with individual spaces ranging from approximately 6,000 to 15,000 square feet. The development is being marketed for both sale and lease, creating potential opportunities for small and midsize companies that need warehouse, office, distribution or light-industrial space close to Cypress and northwest Houston.
The project adds another piece to the ongoing evolution of the Telge Road corridor, where residential growth across Cypress has increasingly been accompanied by commercial services, employment centers and business facilities. For residents, that kind of development can mean more companies operating closer to the neighborhoods where employees live, while local businesses may gain additional options for expanding without relocating farther into Houston.
Two Construction Filings Detail Major Portions of Telge Oaks Business Park
Two recently filed construction projects provide a closer look at work planned for the development.
A filing for Telge Oaks 2 at 18023 Telge Road describes four new light-industrial office and warehouse metal buildings totaling 41,960 square feet. The privately funded project carries an estimated construction cost of $3.147 million, with construction listed to begin Oct. 15, 2026, and reach completion Oct. 15, 2027.
A separate filing for Telge Oaks 1 at 18043 Telge Road calls for three light-industrial warehouse buildings totaling 28,000 square feet. That privately funded project has an estimated cost of $2.1 million, with construction scheduled from Oct. 21, 2026, through Oct. 21, 2027.
Together, those two filings account for seven buildings and 69,960 square feet of construction.
Current Lee & Associates marketing materials, however, describe the broader Telge Oaks Business Park as an eight-building development spanning roughly 6.9 acres at 18023-18051 Telge Road. Lee & Associates' property listing describes approximately 81,125 square feet of space and says the project is expected to deliver in the first quarter of 2027.
Those figures and timelines do not entirely match the two state construction filings, which may reflect different phases or versions of the project. The project's marketing brochure also lists individual building sizes that total 82,085 square feet, although the Lee & Associates listing identifies the overall building size as approximately 81,125 square feet. Because commercial projects can change during planning and construction, final specifications and completion dates may differ from early filings and marketing materials.
What Is Planned at Telge Oaks Business Park?
The current site plan shows buildings at eight Telge Road addresses:
- 18023 Telge Road — approximately 6,000 square feet
- 18027 Telge Road — approximately 8,000 square feet
- 18031 Telge Road — approximately 7,500 square feet
- 18035 Telge Road — approximately 8,625 square feet
- 18039 Telge Road — approximately 12,000 square feet
- 18043 Telge Road — approximately 12,000 square feet
- 18047 Telge Road — approximately 15,000 square feet
- 18051 Telge Road — approximately 12,960 square feet
The buildings are planned with built-to-suit office options, allowing office components to be configured around the needs of future occupants. The brochure identifies 24-foot eave heights, large grade-level doors and three-phase, 480-volt electrical service, features commonly sought by businesses using space for manufacturing, equipment, service operations, warehousing and distribution.
Depending on the building, electrical capacity is listed at either 200 or 400 amps.
The property is also planned with fully insulated metal construction, a 35-foot access drive, tractor-trailer accessibility, outside storage, parking and a fenced and gated layout. Utilities are identified as being provided through Northwest Harris County Municipal Utility District No. 5. Marketing materials also state that the property is not within a floodplain.
Independent commercial listings similarly describe the development as eight freestanding industrial buildings designed with grade-level access, trailer-friendly drives, outside storage and connectivity to the broader Houston transportation network.
Why the Telge Road Location Matters for Cypress Businesses
Location is one of the project's primary selling points.
Telge Oaks Business Park is positioned with access to the Grand Parkway, Highway 249 and U.S. 290, giving companies several routes into northwest Harris County and the greater Houston region. Lee & Associates also points to the property's proximity to Cypress Town Center, Towne Lake Boardwalk and Lone Star College-CyFair.
For an industrial or service company, that combination can matter in several ways. Highway connections can make it easier to move employees, equipment and goods across the region, while proximity to established residential areas gives employers access to a large nearby workforce.
Lee & Associates describes the property as suitable for industrial, manufacturing, distribution, storage and operational uses. Spaces are being marketed individually from approximately 6,000 to 15,000 square feet, meaning the park is aimed at a scale of business considerably different from the enormous distribution centers that have become familiar elsewhere around greater Houston.
That smaller-building format could make Telge Oaks particularly relevant to contractors, suppliers, service businesses, manufacturers and growing local companies that need a combination of office and warehouse space.
Another Sign of Commercial Growth in Cypress
The arrival of additional industrial and office-warehouse space may not attract the same attention as a new restaurant or retail center, but developments such as Telge Oaks Business Park help form the behind-the-scenes business infrastructure of a growing community.
As Cypress continues adding homes, schools, restaurants, medical facilities and retail centers, companies that serve those residents and businesses also need places to operate. Contractors need equipment storage. Suppliers need warehouse space. Service companies need offices and fleet access. Manufacturers and distributors need buildings connected to major transportation corridors.
Telge Oaks Business Park appears to be designed to fill part of that demand along Telge Road.
