
New Costco Coming to Cypress, Likely at Grand Parkway and FM 529 Near Elyson and Marvida
Big-box convenience may soon get a little closer to home for residents in the Elyson and Marvida communities. New filings with the state of Texas indicate that Costco Wholesale is preparing to build a new 160,000-square-foot warehouse and fuel facility in Cypress, with a strong possibility of this new Costco store coming to the northeast quadrant of Grand Parkway (SH 99) and FM 529, just east of Elyson and across from Cypress Park High School.
While NewQuest Properties’ current marketing brochure for the site no longer illustrates specific site configurations for the development, earlier versions strongly indicated that Costco would be anchoring the project, noting a "Proposed Wholesale Store" totaling 167,000 SF at this location. Permits registered this month for Costco in Cypress confirm a large-scale warehouse structure and fuel center at the location—aligning with the typical blueprint of a Costco warehouse shown in a previous version of NewQuest's site plan for Grand Parkway at FM 529.
NewQuest, a Houston-based commercial real estate developer, is spearheading the transformation of this intersection into a retail destination. Known for bringing in major national anchors like H-E-B, Target, and Costco across Texas, NewQuest plays a key role in shaping new shopping corridors across Greater Houston—particularly in fast-growing suburbs like Cypress.
The project is scheduled to begin construction in March 2026, with a projected completion date of November 6, 2026.
